    No, I mean one that isn't going to expect a tenant to maintain a garden to their own standards and issue notice if they don't.

    If the landlord wants the garden maintained to a certain standard, they need to provide a gardener.
    If the landlord wants the tenant to be in charge of the gardening during the tenancy, instead of merely expecting it to meet a minimum standard at the end, then they need to be realistic and provide a low maintenance environment - or factor the putative tenant's horticultural skills and inclinations into their tenant-search process.

    Thanks for your reply. I am now finding out what a nightmare it is with someone who has too much personal attachment to the house.

    On the odd occasion when he has been in the house, he takes his shoes off at the door, when walking around he bends down and picks little bits of dirt off of the carpet. It makes me angry and i feel uncomfortable. He obviously cant help himself.

    He obviously wants you to be as house proud as he is, and he is trying to set you an example. You may not want to take the hint, but I don’t think anger is a helpful reaction.

    We take our shoes off when we come into the house, despite our carpets being nearly 25 years old and hardly pristine. Maybe that’s why they have lasted this long. :)

    Are you sure that you can’t find a modus operandi that suits you and the landlord? He sounds like a pretty decent sort to me. You might find some other landlord who is less fussy but much harder.

    You seem to have missed the point that the owner and his wife came and spent a day tidying the garden for the tenant. The owner has also been sympathetic to the OP's problems and given him more time, when asked. The OP could do far, far worse.

    I think the owner is going to have trouble finding a tenant who is a suitably keen gardener, though. Maybe he should advertise in the local horticultural clubs.

    If you have received a S21 notice, it's a 3 step process. You don't automatically get kicked out as soon as the contract expires. It could take up to another 3 months.

    If you haven't received a S21 notice, don't get too stressed. Wait for it to come through first.

    As others have pointed out, the S21 has to be done in the correct manner, so if and when you are given one, go to your local Council's housing options office. They will assist you and give you advice. If you are looking for another rental property, they may be able to point you in the right direction.
