    You still don't really get it.


    You are not doing anything 'illegal' by remaining and continuing to pay your rent; you are simply making the landlord go through due process to have the tenancy ended by a court, because only you or the court can bring it to an end.

    It might be annoying for the landlord, or it might cause them some inconvenience, but there is no crime and no punishment. By all means seek your landlord's blessing, but think of what you're doing as your right, enshrined in law; don't devalue it by describing your actions as 'illegal.'.

    I was given an official 2 month notice by the letting agent, i cant be certain its an s21 but i assume t is.
    Example S21 (1)(b) Notice - tenancies starting pre 1/10/2015

    S21 Notice (Form 6a) & PI - tenancies from 1/10/15 (SI 2015 No. 1646).

    Sorry for misunderstanding what you previously said. Thank you for explaining it further i understand now ;)

    Out of Interest are there any legal fees or cost involved if that were to happen. Can the landlord claim his court fees and lawyers fees back from me or my deposit? Does it affect getting my next tenancy ?

    Im pleased to say that i got the tenancy extended by another 2 months. I ended up having an emotional chat and an email with the letting agent. The landlord turned up at my house out of the blue to talk to me, after an emotional chat with him he has agreed to let me stay a further 2 months. He was more understanding than i thought he would be, from what he has said, he has had similar struggles in his past. So im grateful for this extension. By the end of January i should have a clearer and stronger mind for what my next move will be.

    Many thanks for all the replies guys, regarding the garden issues, the fussy landlord did not even trust a Gardner to do the work, so a couple of months ago i was given a 2 month extension and the landlord and his wife tended to the garden themselves, i offered to pay for a gardener but they dont trust anyone and so they did the work themselves.
    Anybody fancy placing bets on this landlord having some kind of emotional involvement with the property - a deceased parent's home, p'raps - and describing himself as an "accidental landlord"?

    He lived in this house for 30 years, he had bought a house round the corner for his daughter but when she moved away they moved into that house. So yeah he has a lot of concern for this house, the garden, the neighbours and making sure his tenants are respectful etc.

    Thanks for your reply. I am now finding out what a nightmare it is with someone who has too much personal attachment to the house.

    On the odd occasion when he has been in the house, he takes his shoes off at the door, when walking around he bends down and picks little bits of dirt off of the carpet. It makes me angry and i feel uncomfortable. He obviously cant help himself.

    Reading through this, I'm as concerned for your emotional state as I am for your legal status, OP. You've received all the advice you need regarding your position for practical purposes, but are you getting enough emotional support?

    You've recently had several life events, and doubts about job security, which would be anxiety-provoking for many, but you seem to be particularly vulnerable at the moment.
