    It'll show up in people's Rightmove searches when they specify minimum bedrooms of 2. And then OP can price the property in line with other properties appearing in that search. Which may be higher than what appears with a max-beds:1 search?

    Yes, the tiny handful of people filtering by max 1 bed or min 2 bed might not see it. But everybody else will see the exact same selection of properties alongside it.

    If I saw that, with those measurements and thought I wanted 2 beds - and if I had the money to make the changes - and if it gave me "a better house" than all the other 2 beds on the market at the price.... I'd buy a 1+study and plan to make the change.

    Who knows why any decision is made.

    With a house it comes down to size of all the rooms, access, storage, flow - and price.

    For one person maybe the living room's big enough, but it's considered a bit tight as a 2-bed as an expectation might be that it'd end up with 2 adults and 2 kids in it... so maybe it's ideal for you/your furnishings, but'd have been a difficult sale in the 2-bed marketplace due to a smaller living room than the rest and less storage space.

    Your choice really.... does it give YOU something better than the others for sale in your chosen area.
  • Is it a brand new build then? Because it's likely that it was built as two-bedrooms and an owner converted one bedroom to be the dressing room.

    Not sure why this is an issue for the OP. You like the house, buy it and do what you want with the rooms inside.

    FWIW, a bedroom with en-suite dressing room is more attractive to me than two-bedrooms because I don't have children and wouldn't use the second bedroom much. It's horses for courses as they say.

    I might be reading it wrong, but it seems to me that it's a bit overpriced for a 1bed, but cheap for 2bed in the area.

    So OPs in questioning re-sale value and whether it can be classed/sold as 2bed in the future. If you can't market it as 2bed you will lose a shed load potential buyers, that are filtering on number of bedrooms.
  • This type of classification of room can often be down to planning - the developer trying to keep the number of beds lower to ensure that they say the development has less of an impact on the community - as fewer people are living there. They know it will be used as a bedroom.

    Is it down to the fact that the dressing room would be too small to be a bedroom if a lift was installed? I'm only guessing that's what's on the diagram but I seem to remember previous discussions about new builds having to have space for a lift to be installed at some point.

    I work from home full time, so a study is important. I'd like a dressing room too so I didn't have to much clutter in my bedroom. Whereas I'm not fussed about having space for people to stay (and that can always be accommodated with a sofabed in the living room, which ensures they don't stay for too long...)

    Good grief! Ok, slightly off topic, but I hope the OP is a train spotter. That site is only 15 or so metres away from a (10 trains an hour) train line with only a couple of old oak trees for protection. Mind you looks like it is pretty much train free [strike]midnight[/strike] 00:45 to 5am so that's all right.
