New build homes with 'studies'....

Hi people....

I have been searching for a house/apartment to buy over the past months/years and recently again came across the following situation....

In the past I have seen new build 1 bed apartments that also include a 'study'. I looked at the floor size and as far as I remember the room was 1 inch too short on one side to be classed as a bedroom. I didn't really understand why the builder didn't build the room 1 inch bigger, class it as a bedroom and sell the property for a higher price. I assume it's because the council has a say on what gets built and they wanted 1 bedroom apartments to be built, but the builder, to get a bit of extra money out of it, builds the 1 bedroom apartments with an extra room and call it a study? - is this most likely the reason for this?

Now....I have come across a 1 bedroom house with a 'study/dressing room'. This study/dressing room is big enough to be classed as a bedroom, so why the heck are they selling the property as a 1 bedroom house with a dressing room? I'm curious and confused. There is a door going from the bedroom to this 'dressing room'. I'd just buy the property and seal off that door to make it a separate/private room and then surely the house should be classed as 2 bedrooms?

This dressing room/study size is 2.87m x 2.52m. or 9.7 x 8.5feet

    Building regulations, by the sound of it. Something to do with fire escape/windows etc.

    I wouldn't expect a dressing room to have a window.

    Studies / dressing rooms are normally internal and without a window. Therefore, they legally cannot be classed as a 'habitable room' due to building regs (means of escape in the event of a fire).


    There is no legal definition of the size of a bedroom for the sale of private houses.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Yes there is: Overcrowding law, ss.324-326 Housing Act 1985 which applies to all dwellings, privately owned or rented. Sadly rarely enforced.

    2.87m x 2.52m appears to be 7.2 sq mtrs. Big enough for 1.5 humans (that's an adult and a child under 10)

    Overcrowding can result in criminal conviction & fines to owner & ongoing per-day fines. Quite right to IMHO. See s327 of HA 1985.

    There is a window, a large window, like you would expect in a bedroom. It's a standard house with normal staircase. The ceilings also look plenty in height, look a standard height.

    The only thing in my novice eyes that could be the reason it is not classed as a bedroom is they have put a door between the bedroom and this 'dressing room'. And maybe because of this it can't be classed as a bedroom?

    So..... I buy it, fill that door in and boom - we have separate rooms!!!!.....we now have a 2 bedroom house?

    seems madness, but maybe that's how it is. :undecided

    I said in the previous post that the room has a large window. It's not massive, but I assume it's a pretty standard sized window that has a windowsill at the standard height too.

    If you know what size a window needs to be in a bedroom, please do let me know. Maybe this window isn't wide enough. Though I don't have the measurements of it.

    You don't have to, there are 2 entrances....see floorplan above.

    If you like the property and it fits your needs, and you like the price, buy it. Use the space in whatever way you choose.
