  • As others have said, its a lovely house and I would suspect the vendors are also aware it is a lovely house and will be expecting much interest with an offer closer to asking than 360.

    Its worth putting it to them but I would be surprised if it were accepted.

    On a separate note you should be careful looking at properties way over budget. Its easy to get sucked into the dream of living there but suddenly the houses that are within your budget don't seem as appealing as in your head your always comparing them to the houses that you can't afford.

    Excellent last point there, save up a bigger deposit if your dream homes are in a different price bracket.

    We have a viewing on this place on Wednesday: https://www.rightmove.co.uk/property-for-sale/property-73785439.html. However, I'm not wholly keen on it. The dining room is in a strange position and looks like a bit disjointed as a walkway to the kitchen. I do wonder whether this could be made in to one open plan kitchen dining space but not sure if its 1) possible; 2) affordable. Any thoughts?

    Probably not - that looks like it may be original back wall of the house, and has a chimney in it.

    It's doable but will require a structural beam to support the weight of the house, not sure how expensive it would be to be honest.

    I would be having a look at that back garden and the drop.

    I don't see that as a particularly child friendly house.

    I suspect given the set up in the bedrooms that the vendor may be moving to somewhere where children can play freely in the outside space.

    Of course we have no idea if you are a child friendly poster,but if you were thinking of children then I would possibly consider if this was the right property.

    I have a 3 bed bay fronted semi very similar to this, whose original layout would have been very similar to the original layout of this property.


    When I renovated mine, I turned the layout into EXACTLY what you have there; sectioned off the end of the old kitchen to make a separate utility, created a downstairs toilet under the stairs, created a separate lounge and an L shaped kitchen/dining/living space and moved the bathroom to the front (my third bedroom is larger as it is a long thin extension over the downstairs extension).


    I just wanted to say that the layout works absolutely brilliantly for this type of house, especailly with kids and pets. I keep an eye on similar properties for sale in my local area and none ever have a layout this good. I've had agents round to value mine and all have commented on how great the new layout is compared to other houses it would be competing with.


    With this in mind...don't underestimate the work that has gone into creating this layout, and bear in mind you may not find many other properties of a similar ilk with a layout quite so good :)

    The last property linked looks the best, the steps do look dangerous though, but it has already had the price reduced by 15k, as have two of the other links, and sales for the area are down about 11% so buyers should be making lower offers IMO.

    Viewed the property today and didnt like it at all. Nowhere near as nice as the one we have placed an offer on. Amazing what a good school catchment does to a property.

    In the meantime, I'm still waiting on a response to the offer. Could be a few days - seems like he's playing hard ball.
