The property looks lovely.
With a house of this price, my personal opinion would be that an extra £5k-£10k to secure a 'dream' home is worth it and evens out over the time you're in a house. If you start to keep losing good houses for the sake of £5k you will start to get the message.

Offer £360k you have nothing to lose...its not an insulting offer,but it might not be what the vendor is expecting.
From their reaction you will be able to work out what the expectation is and then its up to you whether you subsequently decide if you raise more to get closer to the price or walk away to find something else that's within your budget
It is afterall only a guide price so I would think its perfectly reasonable if your offer is rejected to ask them to clarify what they hope to receive for it.
I suspect youre paying for the "shed " in the garden they can easily sway the price by £10k in the expectation of the vendor....
if you don't want it then use that as your bargain chip and say you are happy for it to be removed
If on the other hand you like the garden room then you are going to have to be prepared to pay closer to the vendors expectation.in S 38 T 2 F 50

It is our dream home in a location that we aren't willing to flex on and ticks all our boxes, however we won't over pay for it. Our budget was around £350k so this is already being squeezed. We are going to table an offer in the region of £360k this week. We will walk away it it's rejected knowing we have done everything possible to try to secure it.
We have been looking for a few months but we can be patient despite our eagerness.0 -
It's very nicely done, with the summerhouse, and priced accordingly.
There are some not quite as shiny 3 bed houses for £50k less nearby, or 4 bed at the same price. Depends if you would rather have some spare cash to personalise what you buy, or if this house is so absolutely perfect for you you'll stretch to your absolute max.
Also depends on how quickly the vendor needs to sell. If they can hold on to next spring I think they'll get full asking price or even above. If they're in a hurry, your offer of £360k may be seen as a bird in the hand, etc.A kind word lasts a minute, a skelped erse is sair for a day.0 -
I think it's a lovely house. I don't think you are doing wrong by offering £360k but I would be shocked if it was accepted especially as the house has only been on the market for a short while. If this house went for £365k I would be very happy if I was the buyer.0

Would this part not mean most things in the house are 5 years old?
4 bed at 340K a little work needed but not much."We initially bought the property as a short term renovation as it needed a lot of work. The intention was to move on after a few years however 7 years on we are still here.
