Homebuyers report

I have my mortgage offer. And have now received Homebuyers report - lots of red, condition 3 problems, mostly about the chimney and roof . In addition roof supports added (no signs of ongoing issues) but with no building regs.
Walk away - or not ? (Old terrace cottage 1850)

    Let me guess. Lack of roof lining (and maybe insulation), and damp in the chimney?

    Yes dampness defecting chimney and nearby timbers and parts of chimney altered which may require building reg approval . The roof itself dampness and several timbers affected by roof
    Would this be expensive to fix ? Immediate job or can wait?

  • If you're still wanting to buy the house, organise trades in for quotes. I'm sure it's in everyone's interest that a decent offer, based on factual evidence is put on the house. With regards to the building regs issues you can get indemnity insurance. Probably best ask your solicitors for more advice.

    The house has been priced to sell, one further up on street is on for 25% more , it is all finished, this is a fixer upper (albeit a liveable one) . The survey recommends further reports for so much. I don’t want to instruct any more further reports - But I guess quotes from trades are free - it won’t affect the asking price , the seller confirmed she won’t reduce by any amount

    Was the surveyor somebody with a clue about old buildings, or just a generic one?

    Either way, it sounds like you've found some of the jobs on what you already know is a fairly long list...

    Just a generic one. I am buying knowing the house will need some work, but ideally not to do straight away - the roof and chimney can they been left a year or two even though category red ?

    Haha, oh what to do. I am lending towards buying , as it is a goodish area - and there isn’t anything else around for that price. Just leave the work for a while, get some quotes so I know what’s ahead maybe!
