House viewers want to bring a builder...

Seems a perfectly sensible thing for the buyer to want to do.
Find out how much any work they may want doing is going to cost before deciding whether it's worth putting in an offer.0 -
It is annoying, but for the sake of a 30 minute viewing, I would let them.
The more viewings they do - the more committed they will feel to the property and the more they are likely to offer !0 -
They are bringing a builder so they are able to see if they can afford to up their offer.
Perfectly reasonable.
The only time people would not be happy about a builder attending is if they knew there was expensive work that might be picked up by the trained eye.
If you have no skeletons then take this as a positive as it means you have some very keen potential buyers.0 -

We'd wish to bring a (close relative) builder on our third viewing, just before offering. That would normally give us all the confidence we'd need to make a sensible offer and proceed without a survey, so there would be a benefit to the vendor too.
This has never been refused.
When we sold our last house, our buyers saw the place twice and came round with their friendly builder just before offering. Naturally, we were happy with that, as there was nothing we were worried about him seeing and it's what we do.
OTOH the lady who offered before them brought her builder round after we'd accepted. We never saw her again!:rotfl:0 -
I would allow it. I’d rather know now it’s not for them, than accept an offer and in 2 months then have them pull out because building costs are too much!0

I wish I'd had an offer 8% below asking after 2 weeks! Just look upon it as another viewing.I have had maybe 4-5 interested buyers view the property. My view is edging towards the builders viewing is a bit of a waste of time for me and them until such time as this couple have had offer accepted (they're currently 8~% off the guide price).0 -

I don't think this is an unreasonable request
They may have annoyed you with their offer but don't cut off your nose to spite your face.
If you are worried about the builder prodding and poking and potentially causing damage then say you will accompany the builder as he goes around then let them have a chat in private afterwards if that's what they want to do.0 -
It might seem like a waste of time now, but it could save you a lot more time in the long run.
If they put in an offer they subsequently cant afford due to the cost of the building works required to make the property work for them, you could lose weeks or months.
It is annoying having lots of viewings and strangers in and out of your house, but it's part and parcel of selling unfortunately.
For what it's worth, if someone wouldn't allow me to bring in builders, i'd walk away from the sale. (Rightly or wrongly) It would lead me to believe that there was something wrong with the property the sellers didn't want picked up.0
