    Really? Your County Court Claim was Issued over nine months ago?

    But in your opening post you tell us:

    Did you contact the management company or whoever employed the scammers?

    While landowner complaints at this stage are a long shot, I can't help feeling that your case is particularly compelling. I hope that your bladder cancer is treatable but to those who haven't had to live with such a thing, it sounds like a very difficult and challenging condition to manage day to day. And then of course there are the other conditions too.

    You should not be in this situation, it is not your fault. You are entitled to your dignity and did what you had to do. If you haven't complained to the relevant body, insisting that they cancel the PCN, then please do so now in addition to the other steps you need to take.

    Thank you for the response. I put in the wrong date by mistake as I was rushing to a hospital appointment.

    Court paper was received on 07/10/2019 and the AOS was completed and sent back on 17/10/2019.

    The defence must be sent back to the court by 4PM 11/11/2019 and I am so very desperate for any help or guidance.

    I posted the TFL case as it's similar to mine and was wondering if I could use this in my defence but I am unsure how to apply in court in my defence skeleton.

    All help is greatly appreciated.

    You are right with your target date, but there might be something useful here...

    With a Claim Issue Date of 7th October, and having done the Acknowledgement of Service in a timely manner, you have until 4pm on Monday 11th November 2019 to file your Defence.

    That's nearly two weeks away. Plenty of time to produce a Defence, but please don't leave it to the last minute.


    When you are happy with the content, your Defence could be filed via email as suggested here:
      Print your Defence.
    1. Sign it and date it.
    2. Scan the signed document back in and save it as a pdf.
    3. Send that pdf as an email attachment to CCBCAQ@Justice.gov.uk
    4. Just put the claim number and the word Defence in the email title, and in the body of the email something like 'Please find my Defence attached'.
    5. Log into MCOL after a few days to see if the Claim is marked "defence received". If not chase the CCBC until it is.
    6. Do not be surprised to receive an early copy of the Claimant's Directions Questionnaire, they are just trying to keep you under pressure.
    7. Wait for your DQ from the CCBC, or download one from the internet, and then re-read post #2 of the NEWBIES FAQ sticky thread to find out exactly what to do with it.

    Hi Misty,

    I greatly appreciate the thoughts and kindness but unfortunately, this is life and neither the UKCPM nor the landowner is willing to accept my appeal resulting me in being served a small claims court paper on 07/11/2019 and I managed to send back the AOS on 17/10/2019 so now I have up to 4PM 11/11/2019 to file my defence.

    Any clues, guidance and help are greatly appreciated.
