House on Rightmove. How Bad is it Really?

  • The kitchen and bathroom are the cheap bits to be replaced. They were cheap to start with.

    There's a reason why that house is one of the cheapest 3-beds within 5 miles even in an area with quite a lot of manky houses.

    Even if you got a builder/surveyor to look at it for you it would come with no guarantees. Could be £20k for retanking the basement alone.

    There are a couple of reasonable 3-beds on at £90k within 5 miles, try offering £85k for them and you may be lucky and have a few quid left in reserve.

    No, but it doesn't look like just a leaky roof or leaky walls or leaky floors or leaky basement or leaky plumbing.

    It could be all of them.

    Looking at the previous pictures, it looks like someone else bought it as a doer upper thinking just cosmetic, and gave up

    Two comments:

    As a man of a certain age, I need to get up to pee during the night. Having the bathroom two floors away would make it completely out of the question. Short of losing one of the bedrooms, there's nothing to be done about that.

    The redeeming feature is the fantastic view.

    Oh, and you could try a cheeky offer at £50k, which would leave you a decent amount to spend on the place.

    What you can't see in those pictures is the stink. Port Talbot is known for its smell of burning sulphur.

    I don’t like it, what view, just a stretch of pylons. Looks like on a cliff edge and looks like a big bills. But then each to their own

    This isn't an unreasonable approach if you're keen, though don't underestimate the amount of upheaval and stress come with a renovation on this scale, even when the money is readily available.

    Also, do you really want the only bathroom to be two floors down from the bedrooms? It's about as far away as it possibly can be without being outside. If you were going to go ahead and do the work, I'd consider moving the bathroom into the third bedroom while you're at it. The current bathroom looks big enough to be turned into a study or what have you.
