Hi I am new to the forum, hope this kind of thing is acceptable
seen a house online which is quite a drive away, can anyone give me advice on just how bad this place is likely to be inside? am i wasting my time
I called the estate agent they told me it has had a leak thats all she told me, its not a repossession. Im not allowed to post links yet but:
rightmove main URL then /property-for-sale/property-85359692.html
Id expect to do cosmetic renovation, but really only want to spend 10k max. The bathroom and kitchen look ok, which Ive heard is the expensive parts

max budget is 90, would like to spend 10k max really. The bathroom and kitchen look ok so i was hoping it wouldn't need too much spending on it. The walls do look odd, but im inexperienced. Will edit first post to explain this0 -
You can clearly see the sort of condition the house is in from the photos. Its a renovation job.
Whether its just cosmetic or theres other non-visible issues we cannot tell you. You'd need a surveyor or someone who was gifted in that area to look at the property i.e. a builder.0 -
is it number 20?
if so something major has happened to it in 4 years, in 2015 they listed it on RM with a reasonable set of pictures....something then happened....in S 38 T 2 F 50

renovation job doesnt explain anything its a blanket term0 -
Looking at the sold prices of other properties on the same road im going to say it needs at least £30k worth of work.
Starting with the roof. Theres clearly something leaking, roof doesnt look that bad so at a minimum, replacement guttering.
Youre probably replastering the ceilings of most rooms.
Every chance the plaster on the walls will disintegrate when you start decorating so expect to replaster it just looks like a very wet house.
Cosmetically you need to thinking about replacing the bathroom and kitchen.
Before you do that youd need to look at the damp proofing because the bathroom and kitchen have problems with damp and mould, not surprising in a basement, can be an expensive problem to solve.
Dont know if youre wasting your time. Depends on how good you are at doing work, how much it will actually cost and the likelihood of finding something else in equivalence.0 -

True, but I can see where oozle is coming from. To me, the pics indicate it's going to potentially cost significantly more than 10k to set things to rights. And until you've had a full structural survey undertaken you're just not going to know anything for certain.
Not a house purchase to rush into I think.....0 -

Thank you for such an in depth reply. I didnt want this much work being a FTB and having so little experience. This is pretty much what I wanted to find out and can conclude that I am indeed wasting my time. The saving grace of kitchen and bathroom being put into question just solidifies my fears. Thanks very much for your help!0 -
