That is interesting. I'm wondering if they would give me the £10,000 boost so I could go up to £255k if I agreed to moving by Christmas to get it off their books. Also, how did you find the offer they gave you on your current property? I know roughly what mines worth and have an independent valuer coming to look next week.
We got a fair price for it. The house was not worth a lot we could have perhaps sold it for £100k had we sold it ourselves, DWH gave us £90k for it but when we factored in that they paid our stamp duty, paid the solicitors fees and we didn't have estate agents fees to sort out or a chain to deal with we figured we were not far out the cost.
The plot we chose had been sat around finished for a while but couldn't be sold due to the build phasing and the road where the driveway and garage are accessed not being constructed and open so they wanted it off their books hence the good deal. From reserving the plot to moving in was a shade under four weeks so we were in a good position to bargain with them as we could do the move quickly.0 -
After care isn't great, neither is build quality
I will say that we have found quite the opposite with David Wilson who are part of the Barratt Homes group. We have had some snagging issues but they have been sorted out very quickly and efficiently and we are more then happy with the build quality and the finish of the property.
David Wilson are building alongside Barratt Homes on the development we are on and the people we have spoken too who have the Barratt Homes are just as happy as we are with their properties. A lot will depend on the contractors used to build the development and on ours they do seem to have good ones who are taking pride in their job.
Our development is growing into a nice estate which the people living there are proud of. It has some way to go yet before it is finished though.0 -
We had some good deals from Barratts in the past. Part-exchanges with a very fair price, white goods provided, carpets and garden turf.....they might not be quite so generous nowadays, but it's always worth an ask.....! Also, negotiate near the end of a month.0

Toward their year end and mid year terms are good times to get a cracking deal. June and December for the Barratt group.
Their gardens are turfed as standard nowadays.It is only the very cheap very budget builders that don't turf or fence gardens now!0 -
If your numbers are tight then your discounts and incentives may backfire on you further down the line.
If your using a broker who is familiar with new builds and you get a AIP then you will be ok.0 -
Dont ask for any more money off until you know what they will value the house at. If they know they are giving you £10k extra, they will just take it off the value of the house0

Around 6 weeks ago, we were choosing between our preferred house with Redrow, or an alternative with Barratts. For context, prices around £300k. Barratts offered us incentives of up to £6,500 stamp duty, all flooring in all rooms, an upgraded kitchen and all appliances in the kitchen (dishwasher/washing machine/fridge freezer). Alternatively a reduction of £10k on the purchase price.
In the end we went with Redrow, who offered nowhere near as 'good' a deal, but whose house layout we liked the most!0 -

Not really true - I wouldn't class Redrow as a 'cheap' developer nor a 'budget' developer, yet they don't turf (back) gardens as standard, as we've found out!0 -
