Bathroom renovation cost in Essex - is this right??

We moved into a new two bed house recently and we are planning to renovate our bathroom. It’s a smallish bathroom (about 2 by 2 metres) and we aren’t changing any of the plumbing. We are sourcing all fittings and tiles ourselves (cost will be about £2-2.5k). We have had two quotes so far to rip out old bathroom (three piece standard suite and tiles) then fit three piece suite, shower head above bath and valve, new rad in same place, tile floor and walls and fit a cabinet. Possibly also put in a pump for shower. We have had a quote of £6.5k and then today one for £9k!! I literally didn’t expect it to cost this much as we are sourcing, have got the plans and no plumbing changes. I was expecting more in the region of £4k - am I being unrealistic or are these quotes well out of the ball park. They are both recommended and have good reviews but this is very much outside of our budget. We live Essex/London borders so accept cost slightly higher due to location but not £9k worth. 😯

    Wow both quotes are high from my point of view

    we did ours last year and this is what is cost me, I bought all the items and just paid for the labour side we replaced the following

    New bath with mixer shower taps
    New toilet complete with the fittings
    New vanity unit with built in sink
    wall tiles on 4 walls top to bottom
    tiles on the floor
    new towel radiator
    new mirror
    new roller blind
    new extractor fan
    other small bits to finish off such as plaster boards and board on the floor for tiles etc....

    didnt not replace the door just painted it

    No pipe work was moved,just a fast remove and replace job
    Materials came in at around £1,000 (got some good discounts on a few items)

    Labour i just hired a chap who does just bathrooms so is quite fast took him 7 days he charged me £1,540 (£220 a day) but i did remove all the tiles and bath, toilet,sink my self over a weekend so he just came in and fitted the stuff

    Located in west yorkshire Full job came in at just under £3k which i thought was expensive but we went for better quailty tiles so that bumped up the price

    It's impossible to say from here, but the example that someone else has give you isn't really indicative of a proper bathroom renovation.

    It is a proper building job if you are stripping back and takes more than 7 days. I'm working on a £12k bathroom now that includes windows and internal insulation.

    The very cheapest good quality bathroom, done correctly and built to last, I'd expect to start at about £5k. How long it takes depends on the products and how many fixes they require, but tiling a full room doesn't take much less than a week in itself.

    What about reducing the amount of wall tiles to reduce costs, and changing from tiles on the floor to vinyl? That would make a big cost saving.

    I'd get some more quotes in.

    Typical cost for me in London for a fully tiled floor to ceiling bathroom - excluding bathroom fixtures and fittings, tiles, lights, tile adhesive and grout has been circa £3k + vat. I.e. this quote included "building material" - copper pipe, plaster.

    I've had a number of bathrooms done over the years - the above was on the larger side at 3.5m by 3.5m and included fitting a toilet, sink, bath tub, shower and electric underloor heating, with significant replumbing required.

    Any chance you are in north or north west London? If so, would you be prepared to share details of your plumber/builder?

    Just to clarify, you are providing the bathroom suite, the cabinet and all tiles. The quote is basically labour only plus the required adhesives and plastering to give a smooth surface for tiling, is that correct?
    If so the figures quoted do sound high. I had a similar requirement about 5 years ago and it took one man 2 weeks to do the job. I can't remember the actual cost but even at £250 per day that only comes out at two and a half grand. £9k is ridiculous unless something is missing from the info provided.

    Im not sure i think the op means they want the bathroom updating (not renovating) but i could be wrong maybe the op can clarify

    Op, our job was an update, we just wanted it to look a bit more modern it was not a full rip out back to the wall job as it didnt need it if you are looking at a full renovation then yes the cost will be higher due to extra materials and time hope that clarifys that for you dont want you to think we did a full reno job

    Seems high to me. My son is a bathroom kitchen fitter and tiler I will ask him. The people who have quoted you might not actually want the work as they might be too busy. I know my son is, he's working 7 days a week at the moment.

    I fit kitchens and bathrooms and am based in the same area.


    The biggest cost of your bathroom isn't going to be the sanitary-ware and tiles. It will always be the labour.


    A £300 bathroom suite will cost the same to fit as a £1500 suite.


    What are the walls at the moment? If they are plasterboard, then ripping the tiles off will rupture it and it will need to be
    re-plasterboarded which may be why the quotes are higher than you think. There will be overboarding to supply and fit to the floor before it can be tiled, plus waste removal costs.


    And there will be plumbing work to be done, even if the bath etc stay in the same place. It will require new flexis, wastes, traps etc. Plus there may be an element of vat in those quotes too.


    But TBH, an average complete supply and fit bathroom refurbishment that I undertake is not far off £10k. Some are a lot more.


    And also, I don't think you are telling us all of what is needed in you refurbishment. A proper specification will give us a better insight.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Thanks for all of this. I’m basically having the old bathroom ripped out (one wall is plasterboard. Then refit rad in same place, bath (standard) same place with three way valve, shower head and attachment, WC unit and WC in same place, sink cabinet, worktop on WC cabinet, fit cabinet to wall, tile floor to ceiling, and possibly skim ceiling. No new windows, doors or any other extras. I appreciate tiling itself takes a while. And yes both installers are busy and probably don’t want the work - I did wonder that! I guess I reckoned two men max for ten days at £250 per day was £5k tops of two men are even needed for every day...
