    Actually I would pick a flat any time. Once you pay your service charge you’re done, with a house you sort out all the issues. And before anyone moans about bad management agents, well it’s up to you to get involved and ensure you have a good one

    Mid Terence houses can suffer from a lot of noise - both sides and you don’t normally get allocated parking. There can also be rights of way through gardens to consider too

    Finally, flats tend to have 2 double bedrooms and often 2 bathrooms. Houses often have a smaller second bedroom and you lose space with staircases

    If it's a mid-terrace, you'll only have 2 exterior walls to maintain, and also will benefit to a certain extent from the heating from both your neighbours. As others have said, noise from above is much more annoying than noise from the sides, and the issue of freehold v leasehold makes a house so much of a no-brainer!

    Not really the same price then to get to a similar standard.

    I would look at the cost of fixing up against the ceiling price for the terrace to see if there is room for a bit of uplift and asses the value of the current asking price to reflect the work needed.

    With a 5y old you need to consider other factors like schools and occupancy mix of the areas, will there be other kids so they can have friends.

    The house will be easier to sell & flat will probably come with service charges.
