Which would have seen you eligible for the £5k.
Being able to afford to purchase post-October without the kickback, while doing everything you possibly could to make sure completion happened in September. You say the delay was that your buyer's solicitor was "slow", but why? What was the actual delay on their part? What were they waiting for before they were ready to exchange?
Offering a 50/50 extension for October completion.
You do know what a "compromise" is, right?
That's not a compromise. That's deliberately undercutting us at the point of exchange. Quite telling that you continue to avoid this point. They did it on the day of exchange. What's their motive for that?
We wouldn't be able to afford it without the incentive. They knew that too, I made it quite clear to them. The agent acting on behalf of Linden Homes knew how much we had pushed to get this over the line and when I spoke to him yesterday for the final time he said "if it were me making the decision, this would have ended differently".

We suspected it was just a motivational tactic.
The developer has cash (borrowed money) tied up in the property. As a consequence they want it sold. That's a commercial decision.
Seems as if you should have asked earlier about not meeting the deadline as stated. Then you could have made an informed decision as to whether to proceed.0 -

This is probably true. However, I did tell them we wouldn't proceed if we didn't get the incentive so...

To be fair to them, they probably didn't give it a second thought until you were near exchange. They must have loads of clients, whereas to you - it's just one purchase and obviously means they're the only people you're dealing with at that end. Appreciate you told them you'd not be completing if they didn't give you the £5k in any month you completed, but that really should have been added to the contract/deal. It is quite a significant change.2024 wins: *must start comping again!*0 -
