    Seriously, listen to the advice most people are giving you here. There is a world of difference between getting along well with a vendor, even in person where body language helps tremendously, and negotiating.

    If a vendor engages an estate agent am not involved and I have no interest in that transaction and have zero interest in what the vendor prefers.
    We all know that some Estate agents are fond of telling porkies and making things up and I much prefer to be dealing with the decision maker.
    (Perhaps I have been involved with too many time wasters in my life)

    I go by the old adage that if you are buying from someone who behaves in an unpleasant manner then the thing you are buying will be a bad deal.
  • If a buyer approached me directly I'd be really embarrassed at the idea of having to discuss money with them and that's exactly why I pay an estate agent. It's not that I have a problem negotiating, I used to work in agency, I know exactly how to negotiate a sale when I'm doing it on behalf of someone else but I'm not interested in doing it on my own behalf, hence my willingness to pay a % of the proceeds of my eventual sale to someone else to do it.

    I wouldn't necessarily rule out a buyer who approached me directly but I would perhaps question their understanding of the whole house buying process if they couldn't even follow the usual process of making an offer to the estate agent whose job title is of course negotiator. I guess it should give a fairly big clue as to who does the negotiating.

    Those who think they 'do a good job' face to face tend to be pushier with sales. Many people find that intimidating (me included!). I had one person view my house who pushed me so far I told the EA I absolutely flat refused to deal with him, I didn't want to hear of any offers, and I didn't care if he paid £20k over the asking price.


    He'd got other printed property details out telling me the price of other nearby houses that were up for far less. One was a flat, and the others were in a different area with a crap reputation on an estate. I kept telling him to go buy one of those then. It was like talking to a brick wall - a brick wall which I felt like I'd been bulldozed into several times. I was literally shaking by the time he (and his very quiet wife!) left. I felt 100 x worse than when that same house was burgled!


    Not suggesting you're like him, but someone is paying someone to do their negotiating as a middleman. If it's a reasonable offer, fine, maybe let them know and say you'll speak to the EA. But if it's low and you think you can 'talk them round' because you are a good face-to-face negotiator, please don't.

    When you're trying to buy a property I would suggest that what the vendor prefers has at least a little significance.

    You've not found something to buy in Exchange and Mart. The vendor has decided to go with an estate agent for a reason. Show some respect for their decision.
