Getting past the EA - speaking directly to seller?

  • When selling my flat my buyer started to talk money. I wasn't expecting this so a bit flummoxed! The EA was there so just stepped in and said they could discuss it after the viewing. As said it's part of what I paid an EA for.

    If the vendors are the same, they may be put off by the direct contact and the relationship could sour causing issues further down the line.

    If you're dead set on this course then perhaps slip a note through their letterbox - I am Peter and I saw your house 2 days ago. I wish to negotiate directly with you and my number is 0777777777.

    Then when you don't get a call, you'll know they aren't interested but you possibly won't have burnt any bridges.

    Or given the vendor doesn't live at the property, the note has possibly been picked up by the EA...

    You wouldn't pay for a car service and be expected to change the oil yourself so why do you think a vendor paying an estate agent a substantial commission to find a buyer should be expected to deal with negotiations directly themselves.

    Currently in negotiation to buy and we're haggling through the Estate Agent. I've not had any direct contact with the vendor - he doesn't live at the property. I'm quite good on the phone and I think we'd make progress if we did a call. . Agents hate this?:)


    The vendor has chosen not to market and sell the property themselves and has instead appointed an estate agent to deal with it.

    Well I'm viewing a property Thursday that's with an EA and they rang me later to say that the agent wouldn't be at the viewing - the owner/vendor would be in! And she's called....

    Yes, that's quite commonplace. Doesn't mean they'll want to do the negotiating directly with you.
