Estate agent blocking?

Hi all, looking for some advice on my current situation please

I viewed a property on Friday evening which i loved, I called up Saturday morning to get some more information on seller expectations of price (I had a viewing booked with same estate agent for a property which they increased the asking price by more than 10% without telling me, so I am lacking trust in this estate agent and their pricing). They confirmed it's the asking price they are looking for and said they would call me again later that day. It got to 4 and they hadn't called me so I called them asking to put an offer in and was told they had already accepted an offer but would put mine forward and took all details. I hadn't heard anymore so called today and was told they had tried contacting the seller Saturday and then again today but has just been going to voicemail.
The seller told me when I viewed they dont get phone signal there so use their house phone but I am assuming the EA must have got through to them somehow on Saturday with the other offer

As said I am lacking faith in this EA so maybe just over thinking it but I just feel frustrated that the seller currently isnt even aware of my offer. I'm also a bit annoyed at myself that I waited all day Saturday for the EA to call me back rather than calling earlier as i would have then probably made my offer first, but I just assumed they would do so.

I guess what I'm asking is are they being rubbish and should I be more pushy or is this normal EA behaviour?

    Are you proceedable (FTB?), or do you have somewhere to sell? Very relevant as to whether they'll take you seriously yet.

    Thanks for replying. I'm a FTB, I gave them details of my DIP and conveyancer when I made my offer on Saturday

    You're over-thinking.


    The EA willcome back to you fast enough if the seller accepts your offer. If they don't come back to you it means either
    * they can't get hold of seller (perfectly possible)
    * seller is thinking about it, or
    * seller has rejected your offer


    Whether you'll ever find out for sure only time will tell, but meanwhile there's no point fretting. Just wait and see. Meanwhile, go and see the other property (or properties) you are interested in.

    Thank you, I thought I might be but this being my first real experience being a FTB I wasnt sure, and the experience with the EA so far worried me. Forgot to add they didn't turn up to the viewing on Friday, i waited for 5 min then knocked on the door and the seller just said we may aswell start. The EA was sitting in their car parked around the corner :o

    I'll just wait and see what happens then

    I would be tempted to drop a polite letter though to the seller confirming your offer, the agent doesn't sound particularly switched on and then at least you know the seller defiantly got it!

    If you don't trust the agent, just go round to the vendor's place and leave a note.
    I've done this on several occasions when I haven't trusted the agent to pass on a message (or even an offer).
    It's always paid off.

    Thanks everyone. I'll wait to see if I hear anything today then will maybe post a note as suggested, at least I'd know they definitely have it then and the rest if out of my hands

    Would this not get the EA back up?

    It might get their back up but you've got nothing to lose.

    This is exactly what I was thinking i.e. communicate directly with the seller, the agent sounds like a lazy so and so!
