Permitted development extension

Does anyone have knowledge of building an extension under permitted development?

I have looked at the portal but can’t find an answer to my query

We have a bungalow of non conventional structure which I would like in the future to rebuild but not yet

On the back of the house is a very small conservatory and a damp weirdly shaped extension..... I don’t know when the extension was added or even If it had planning permission

I’d like to replace both of these with possibly a timber frame extension in the sizes allowed through permitted development

Would I be allowed this?

Contact your local council. They will be able to give you a definite answer.

Are you going to do the extension first or at the same time?

Councils standard reply. By non standard construction I take it you mean pre-fab?

Problem as I see it is you may struggle with regs on the extension, as permited will fall into a standard set of regs, there's little allowance for anything that is away from the norm.

Building and planning are not the same the two departments rarely speak……

Do you wish to keep the extension if you rebuild the house? again I can see a whole lot of potential issues if you do.

If your only wanting to build a temp structure for a few years prior to redevelopment, I would personally just get on and build ignoring regs…. although your fall foul of regs which wont matter too much if your not selling as long as your in the permitted development sizes your not fall foul of planning... so they wont enforce or make you pull it down.
  • The construction type has no bearing under permitted development. The only point that is relevant for the type of construction is the facing material. This needs to match the existing.

I would advise getting an architect on board to do some drawings for you. They will advise whether it falls under PD. Timber frame structure under PD is fine but it will still need to meet Building Regulations.

It sounds like you have two plans for your house:
    1) Build a timber extension
    2) Rebuild the house

Which of the two above are you doing first?

When I did my extension it was under the Neighbour Consultation Scheme (https://www.planningportal.co.uk/info/200130/common_projects/17/extensions/2). No Planning permission was required but I still needed to submit a plan to gain prior approval - I'm not sure if the scheme was extended or not.

    Hi

So my plan was to build an extension out of a similar structure to why I may build a house in. Just so I could kind of ‘trial’ it so timber frame, SIPS, or the blocks you fill with cement

Then when I have saved enough money ( I don’t want to be tied to a
Mortgage company coming out to check each stage before releasing the funds) I will knock down the rest of the house and add on, I’d aim to live in the extension bit..... my neighbour is building his house and living in his shed...

But I think my plan has failed because to claim any vat back on a new build it has to be build from a cleared site so if I keep the extension I couldn’t claim the vat back!

I’ll have to has another plan!

Do you mean just go for it without contacting the council?
  • I’m not sure how to work this or how to make a new thread so going to do it here hope anyone can help.

My parents own a semi detached house that had been extended and they would like extend abit more (to the side) and convert it into a separate dwelling.

Is this possible and has anyone ever done anythink similar?

    Many thanks
