David Wilson Homes Kitchen Upgrade

Has anyone had any experience of buying a kitchen upgrade with David Wilson? We had our kitchen appointment on Saturday and they told us about the pearl upgrade. They were unable to give us a price for it as they couldn't find it on the system however they said they would get back to us.
We did prefer the doors that were only available in the upgrade - what a surprise - so we thought we would treat ourselves. We were given an approximate price on Monday based on a totally different house style so when we submitted our mortgage application we added on the extra that would cover the upgrade. Today we were given the price for our house and were told that if we wanted the upgrade we would have to pay for it now. The sales lady thought she had told us this at our appointment but she didn't, if we had known that we wouldn't have considered it as our equity is in our current house.
The sales lady has said that she will speak to head office but just wondered if anyone could share their experience?

    It's standard to pay for your 'upgrades' upfront. Otherwise, if you pull out or fail to complete, it comes off their bottom line.

    I'm not entirely sure what the question was, though :o

    Probably cheaper to buy the standard kitchen and replace the doors after completion.

    As I said in another topic, our standard DWH kitchen units look exactly the same as the upgraded ones they had chosen!

    I am currently on the brink of placing an offer with David Wilson for one of their Chelworth homes (large 4bed).
    We will be using their Part Exchange service but will also be asking for Stamp Duty Paid, Legal Fees and John Lewis Gift Voucher (they are offering this voucher and £10000 deposit contribution on one of their other houses on the development).
    The plot we are interested is on the final phase of the whole development but is in quite a prime location as this is one of only 11 to face on to greenery rather than other houses. The sales advisor has already stated they will not be offering any incentives with these plots due to their location but I highly doubt that....

    Please can anyone offer me any advise as to how I go about negotiating with DHW and how to play it if they reject our initial proposal? Is it advisable to say we will walk away from the house or should we go back with a counter offer?

    Any help would be greatly appreciated! So hard trying to get the right balance of getting the beat deal and then again not loosing out on your dream home (especially given the desirability of the plot location!)

    If it is your dream home why risk losing it by saying you will walk away?

    There is always a deal to be done. Don't expect too much though if you are part exchanging as they also have your old home to get rid of.

    Me and my partner are in a similar position. How did you get on? What was the best approach? Thank you in advance.
  • We received the part exchange valuation back but it was massively below what the house is worth (circa £30k). We said we would only accept their offer if they included enough extras to match the loss we’d make due to their part ex valuation. They offered about £15k of extras but that was all they’d go to since the foundations have not yet been laid. We declined their offer and will be selling on the open market and will then renegotiate once sold subject to contact. We should then make more money on the house and will be in a better position to negotiate since they will be further in to the build of the house.

    All of which assumes that no one else reserves your "dream home" in the mean time.

    Don't forget all of the fees that you wouldn't have to pay by part exchanging.

    It is also as hassle free a move as you will ever get. We have no intention of moving again but if we ever do we will certainly consider part exchanging again.

    Ignore the headline figure that they put on your house and delve deeper into the figures.

    I admit we were initially disappointed with the part exchange value they out on our house which was 10% under what we could achieve on the open market. But by the time we had worked in the other incentives on offer, the stamp duty paid, no estate agents fees, legal fees paid etc. we were really not very far out, maybe only £2k or so. We decided that it was worth losing a potential £2k (and there was no guarantee we would have even got that selling on the open market) and having a swift trouble free move. Under four weeks from reserving the plot to completion.

    I doubt we could ever have such a smooth purchase again!
