Under 6 stories I have been getting some through but choose lenders with free surveys to minimise risk to client

Our buyer is going through Halifax for his application, and no one else seems to be able to sell now. We REALLY need to sell, and the buyer really wants to buy, but i am afraid we will still not be able to sell with this going on.
which lender is asking for that? At least they didn't ask for a MHCLG qualified professional like they did for me. From what I heard from estate agents they either ask for a suitable qualified professional or a MHCLG professional. If they only ask for a suitable qualified professional then your management company will have to get in a surveyor to review your fire safety and produce a report like they did with my flat. But for me they are asking for MHCLG professional which i cannot provide0 -

Hi,
I'm trying to sell my flat. It's in a 6 story building and is below 18m in height. The valuation survey came back from the potential buyers as needing a specialist to follow the decision tree in MHCLG Advice Note 14, MHCLG/BS8414 tests and BRE BR 135 standards.
I've downloaded the note and the opening line is 'This Advice Note is for the attention of anyone responsible for, or advising on, the fire safety of
external wall systems of residential buildings 18m or above in height.'
It appears the note doesn't apply but the surveyor has put this in the report and Natwest are asking for the MHCLG/BS8414.
Does anyone have any advice how I should handle this situation?

Who is the surveyor? I am having the same problems too. Are they asking for a survey report and adheres to mhclg regulation or a mhclg statement0

Hi, I'm not sure. I just know they are applying through a London based broker for a Natwest mortgage. The estate agent had the surveyor in his office and provided him with the links to the legislation and it appears he acknowledged his firm has the wrong stance but has done nothing. Not sure how he is fit to operate as a valuer IMHO without knowing the legislation.0

For flats under 18 metres most valuers will put them in the bracket of flats being over 18 metres. It's harsh. If ur management company has a fire safety and cladding report that adheres to 2018 regulation then u might be in luck and they might accept it or they may not accept it which is in my case. If not find another lender but u will need some fire safety and cladding report. I changed lenders and made sure i am going through a different surveyor hoping they will accept my cladding report. They will come and value my flat on Monday hopefully they are better0

The fire report is up-to-date and only has minor issues. Where did you get your cladding report from if you don't mind me asking? Many thanks.0

Your own management company does it. For me they got in a surveyor to review fire safety and cladding.0

Out of interest so you know the firm they used? How long did it take as hopefully have a sale and a purchase lined up?0
