                    Hello guys, I have been hovering around this forum for a couple of weeks and thought I would get your thoughts on what is going through my head. Now I signed with and EA not last Saturday but the one before with a 14 day cancellation policy. It went on the market last Tuesday so just over a week, now I’m not naive to have expected loads of viewings by now even if I am impatient. My issue is that I have only 1 viewing booked for this Saturday, however when the EA rand to book the viewing it was last Thursday, so buyer in no hurry to view. Now I know when I like the look of a house I try to get a viewing straight away, don’t want to miss out you know. So my thoughts are have the EA made up this viewing to keep me on their books until after the 14 days deadline, and they will cancel the viewing just before? Am I right to be suspicious or am I just being paranoid? Thanks in advance x

            Does your viewer have a buyer?
Are they currently living a bit of a distance?
Maybe they want to arrange childcare or something.

You could also be delusional and the fact might be that your property isn't as attractive as you think it is, and actually no-one wants to view it.0 - 
            I wouldn't put it past an estate agent at all. They are masters at being sneaky and shifty, which is probably why they gravitate towards being estate agents.             Are you talking about the statutory 14 day cooling off period - because you signed the contract away from the EA's premises?
If so, it's worth bearing in mind that if you cancel, you could be charged for any services they've performed in those 14 days.
So that might include the cost of taking photos, preparing a floor-plan, writing a property description, phoning prospective buyers etc.0 - 
            Thanks for your replies guys, I’m a selling virgin so you will have to bear with me. And I would be lying if I said I’m not disappointed that I haven’t had any viewings, but I have no plans to cancel on my EA, just need to be a lot more patient. I will update on Saturday as to whether my prospective buyer turns up or not x0

That mantra is part of history now, people don`t view and buy property the way they used to, not with the same sense of urgency anyway.0 - 
            As with any other similar threat of "I have had no views in X weeks". If the EA has put a half decent RM/Zoopla ad and you have no viewings the problem is with the price being too high. Or in the case of online only EAs - people generally refusing to look at properties advertised through them, unless the deal is too good, so again - price0

In the South of England, buyers, if they exist, now seem to be waiting. Why jump at a property, when, given time, the sellers are likely to reduce the asking price significantly, and with a bit a patience you'll get it cheaper?This is a system account and does not represent a real person.
