I bought a house with extension that had no building regs

    Foundation design of what?

    We still haven't established what is there for an SE to even be considered.
    Everything that is supposed to be in heaven is already here on earth.

    This is akin to some of the older posts in the Pets board i.e. if you talk about cute kittens/cats/puppies/dogs then we want to see pictures. Pervy? yes it is!

    Doozergirl is clearly right on this.

    That said - you said you are you young and dumb.
    Key word is young - go on the internet and figure out how to do this job yourself. There is very little in terms of electricity or plumbing by the sound of it so why don't you give this one a crack?

    If you had the cash you would have already sorted it out me think. So as you don't have it - just do it! You'll learn something in the process and will buy yourself some tools that you will be able to use for the rest of your life.

    And... Give the people what they want and show them the pics.

    My extension doors open outwards, who cares.
    Doesn't matter if the extension was built without planning as it looks like it has been there for a while. Also me think you knew it probably didn't have planning when you bought it as your solicitor advised you to take insurance against it and would normally have explained to you what you were paying for...
  • I will post information and pictures asap, please be patient. I don't have any of this to hand yet and I don't know when I will be home next.

    I've already had to completely overhaul the living room, and I'm probably going to create a new post to show you the extent of what I had to do to make that room habitable. It was a lot of work.

    I'm reading a thread that has very little info from the OP that at the moment doesn't warrant any recommendation of a structural engineer.

    At the moment they need a decent builder who can guide them in the right direction, or to furnish us with enough information to allow us to signpost correctly.

    As it stands, this extension could be 3 years old or 100. and they'd warrant different interventions.

    A brand new rebuilt extension doesn't need structural engineer calcs as standard and a Victorian outbuilding conversion wouldn't either, so if they do need an SE it's for nothing that we know about yet to be able to advise.

    If you wanted to build an extension that wasn't a plastic conservatory with keeping the external door in place I may agree. If you want to build under permitted development rights you wont need planning permission but you do need sign off by Building Control Officer. I do not know any BCOs that will sign off foundation depth and design without structural calculations.

    We all look forward to seeing photos though.
