Selling our semi at same time as our neighbours. Bad idea to use the same agent as them?

We’re selling our semi detached house at the same time as the people who own the other half of the building. Their extension is slightly bigger and their drive is nicer but we have a garage and our house and garden are better maintained. To be honest, there probably isn’t much in it. Maybe with the bigger extension there’s would go for more.
I know it isn’t ideal to sell at the same time but we’ve found the house we want and we are going to try our best to get it.
Should we be weary of using the same estate agent as our neighbours? Would it be a big conflict of interest or would it be a positive by giving us better exposure. The estate agent is hardly going to show next door without also mentioning us. What do you think? I’m earring on the side of using someone else.

I'd be using the agent that I felt was most likely to sell the house.
You'd usually do that by looking at the quality of their details and talking to them.
I wouldn't be bothered either way about using the same agent as a neighbour, particularly, but I'd say there was a possibility of getting more viewings if the agent is already standing next door, and vice versa. But I'd still go for the best agent, imho.
Good photos, floorplans with square footage, experienced viewing agents.Everything that is supposed to be in heaven is already here on earth.

We both work full time so need someone to show it, do the pictures, do the floor plan, do the negotiating and offers etc...0

When I went to sell several years ago my next door neighbour was for sale. I chose to use a different agent simply because I felt uncomfortable with my neighbours knowing everything about my sale. I didn't particularly like my neighbours.
I went with different agent, undercut their price and sold. They took 2 years to sell!!! And of course they switched to the agent that sold mine.0 -
Yes, use a different agent!0

for goodness sake don't use purplebricks either, or your going to sell much later than your neighbour"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

What makes you think we’re going to use purple bricks?0

Whoever you sell with, your neighbours can get the details for your property - just like anybody else.
It would be illegal for your EA to share anything other than the public details of your sale with any of their other customers.0 -
Thank you. Not planning to use purple bricks as we want to sell relatively quickly and I know there are lots of complaints about the viewing process for potential buyers with purple bricks.0
