A crooked buyer who will probably try a.n.other tricks which will cost you money.

Suggest you reject any offer from this buyer and get another EA. It is not unknown for dodgy EA to arrange secret deals with their "friends".

Yes this is very true! I work for a housebuilder and the amount of backhanders and dodgy deals that go on between EAs and my boss, you wouldn't believe.

but how does that work, i'm not sure I understand

my solicitor would expect 260k and ther solicitor would be saying 250k....

And when the reason for the discrepancy becomes apparent, the solicitor has to talk to HMRC under money laundering rules. Client privilege doesn't apply if you suspect (you need no proof) money laundering AFAIK.
  • I would say you are lucky to have got the offer of 10k in cash. If you don't accept that, just accept 250k in total. The way the market is going now, anyone with a house close to the 3% stamp duty threshold will probably not be able to sell at all for more than 250k within a few months.

The whole dispute will become academic.
