    The areas I considered in Herts were Hertford (really like it there as you've got a good mixture of shops and pubs and a theatre, nice restaurants, and it's all quite self contained). Ware - got a couple of friends there who love it. One, a mum with a young family. She adores it. Used to feel a bit more old fashioned but it's becoming popular with some buzzy places to go now. Nice place and definitely one for your list.

    Sawbridgeworth. Smaller and under the flight path, but prob the place I would've committed to. Liked it there. Nice pubs and community. You will prob find Stansted Mountfitchet too small, but it's a sweet place. Another friend used to live there. Always liked it very much.

    Roundabouts galore. Concrete cows (if they are still there). There was also a concrete dinosaur that kept changing colour :rotfl:

    In terms of areas you’d be better off asking someone who lives there now, post #14 and #20 both live there, because the town has expanded a lot since we left and areas desirability may have changed.

    We asked a couple of estate agents about good and bad areas and he said it was quite easy to tell by driving round. That worked well once we got a map :)

  • Rugby in Warwickshire has a very fast train service to Euston, and of course, the house prices are in a different league to Herts and Bucks. Consequently there are a lot of commuters who have moved to the town, with a very varied housing stock with a lot of new builds within walking distance to the station. High priced season ticket, but the property prices must make it worth it.
