    No, all they want is that you don't reserve and then do nothing - if you're progressing the transaction at a reasonable pace the builders aren't going to flounce off without warning after 28 days and then have to start from scratch with someone else. They realise it's hard for most people (especially with mortgages) to get everything done in 28 days.

    All that developers need to see is that progress is being made. This is to avoid them dealing with time wasters. Developers won't back out of a potential sale if the 28 day limit is reached.

    Please read my post. I stated the things could and should have been done earlier. These were the proof of source of deposit and ID check. Both of these they stated on their online tracker had been accepted 6/08/2019. Now they tell me I need to expand on the source and my ID needs sorting out as I don normally use my middle name. They also told me the last part was the local search, obviously not. By the way they stated on their online tracker the local search had been applied for 10/08/2019 and was only returned this week. Utter cowboys. They are stating one thing and then changing their mind last minute. Please don’t insult my intelligence and tell me to be patient. It’s a service I am paying for and some honesty alone would be appreciated. Do you work in the legal profession? Of course I know I cannot complete until I exchange.

    Regarding the comment and people being off sick and prioritising this. It wasn’t until I rung them and asked to speak to an associate director they realised this, otherwise nothing would have been done. Then, another solicitor replied last thing on Friday with these extra tasks that now need doing. They have been aware I need to exchange for some time, approximately 3-4 weeks. I have given them more time to do this, but they are dragging their heels.

    I know moving home & probably more so, buying one is stressful but going off your previous comments & posts I'd say people are correct suggesting you need some as it seems to be sorely lacking.
    Do you work in the legal profession?

    Silly question as you don't appear to and yet you keep stating what should and shouldn't happen.

    I dont understand this bit. How are the solicitors utter cowboys for this? It is completely 100% out of their control how long a local search takes to come back. All my locals are taking about 5 weeks at the moment (which is why new build developers don't expect 28 day exchange, just want progress)

    I am sympathetic op, it seems only in house buying to we pay for a service and then accept mistakes, excuses and delays.

    The only advise I can offer is next time go for a local firm rather then a larger firm, and don’t decide on price alone .. many conveyancing firms have a volume approach which has an impact on customer service.
