Utilising spare room in a rented home with Airbnb

    As others have pointed out some local authorities limit AirBnB. Typically these are in areas that there is a lot of demand (Bristol sounds like it could be). Also its very, very unlikely your landlord would allow subletting. If you did let via AirBnB without the epress permission of your landlord then you are liable to be rapidly evicted. Additionally you would have to notify your insurer. I would guess you would need specialist insurance. Cant see any insurer paying out otherwise if a 'guest left a tap running and flooded the place for example.


    Think there would also be some tax implications so you would need to look into that.

    If it's a flat the lease 99% sure to include clauses against business use (other than office work from home type). Ditto the AST. You can of course just breach them and bear the consequences.

    Any properly written AST will prohibit you from subletting, for obvious reasons. Otherwise the LL will find he has a dozen sub-tenants living in a property intended for 3.

    The tenancy may well prohibit it, but it still happens. Certainly with rather too many of my tenants: Anyone got evidence of a judge granting a possession order for the sub-letting of just one room? £25 to an agreed housing charity if you can provide.

    But how about this business usage you mentioned? Just to have a more clear picture: she is planning to do a beauty therapy business. Girly stuff + massage. But she would like to focus on the first. Do you think we should ask about this straight on the phone when I'm calling the agency about a house/flat? Does it matter to them what kind of business you want to run there? I mean this doesn't seem to be any damaging to the property. She is not planning to have rehearsal with her metal band 😄. Or neither cooking crystal meth :D. How big is the chance to have a landlord who would be absolutely fine with this business being practiced there?

    It's quite likely they won't want any sort of business being carried out, especially one which involves clients visiting. It's likely to be prohibited by covenants in the head lease, or otherwise provoke complaints from the neighbours. Given the choice, they'll go for a tenant who isn't likely to give them this sort of headache.

    Are you happy that, if they are staying and you and your partner both go out, they could in theory roam around your whole house and steal your things? Or will you put locks on all of your internal doors?

    :eek: Potentially unsafe (fire/ fumes/ smoke/ gas leak). Not just for residents but for the emergency services.

    May invalidate landlord's or block insurance. And mortgage

    Don't forget to declare extra income for tax and benefits
  • Legally AirBnB isn’t subletting as you don’t have a contract. And Bristol has no limitations on letting your spare room. Just be careful with it, i’ve done it on and off and met some interesting people. It means I can just chose to have people part time which is better for me than a lodger
