Hi All
Really need some advice, I'm getting desperate.
Bought a Redrow house, built in 2012. I bought it one year ago. Since moving in we've had an ongoing issue with smells in the ensuite and kitchen (both share same drain outlet at back of house) No smells from WC or main bathroom (front of house)
It appears my traps are emptying over night. The stench is unbearable during the early hours and first thing but quickly disappears as the shower and sinks are used.
Redrow arent interested. NHBC are not interested.
Have homecare cover with BG who today after investigating say I have no air admittance valve or soil vent pipe.
They wont cover as poor installation is being blamed.
Redrow tell me I dont need either the vent pipe or valve because only one in four needs one. Another advisor for Redrow stated maybe every 6 or 7.
Any advice regarding this? I have no knowledge of these matters and really need help understanding if someone was at fault, can I claim for this to be put right?
Dyna plumber said on the report 'poor installation - investigation code raised. Internal soil stack not vented and is causing water to be syphoned from traps@
Thanks
J

A 1st floor wc etc should be vented either to atmosphere or via a durgo valve end of, a downstairs wc basin etc will normally be plumbed into the drains without ventingI'm only here while I wait for Corrie to start.
You get no BS from me & if I think you are wrong I WILL tell you.0 -
You could try changing the basin & sink traps to anti-vac onesI'm only here while I wait for Corrie to start.

That's an option for the sink but the shower is going to be a problem .....would mean taking out the whole enclosure and most people go from underneath...thats a huge job too0

You can't buy an antivac shower trap but it may not need it as the trap on the basin will let air inI'm only here while I wait for Corrie to start.

Yes that would work but to fit it to the shower would require access to the pipe work, they are called a fanny trap in the trade (I'm not joking)I'm only here while I wait for Corrie to start.
