Could anybody tell me whether putting in a kitchen is classed as structural alterations please?
    Thanks

Depends exactly what has been done. Fitting a few cabinets? No. Poked holes in floors/ walls/ ceilings for plumbing pipes and extract ventilation ductwork? Yes.

As well as checking with Planning, you might check if Building Control have been involved.

Yes, I guess so. It’s just so hard as this flat is perfect in every other way.

As with many other properties on the market. Perfect except it is twice your budget, perfect except it is in the wrong city, perfect except for the adjacent railway terminus/ flight path/ electricity pylon .....

Hi just to let you know that I spoke to the owner above and raised my concerns -he said upstairs flat had been converted but not rented out at all so he wasn’t doing anything wrong. And also that he could have ‘permitted development’ after ten years to keep it like it is.

He said he is determined to rent out the top flat. And he will be able to do this apparently.

I told him what my solicitor had said about not having any previous planning permission or building control but he still thinks ‘permitted development’ will allow him to do this.

It’s just sad because this was my only chance to buy as my mortgage offer runs out in a few weeks and I’ve just left my job to do supply teaching instead. This means I know I won’t be able to get a mortgage again for a few years and definitely not in a flat that lets me keep my caring role.

Oh well, carrying on renting for a long time it is!😢. It just doesn’t seem fair.
  • Can understand how gutted you are, but much better than buying into this situation. Quite possibly the reason for the current owner attempting to sell?

Thanks-unfortunately not, they have no idea it’s even been converted!
I’ll have to explain to the estate agent the reason I’m pulling out. They need to send the stern letter to upstairs as it will affect their chance to sell their own downstairs flat!!

This has actually been for the best then, you were nearly going to commit mortgage fraud!

    Really? I don’t understand?
  • You applied for the mortgage whilst in a secure job. You gave that job up but have not told your mortgage provider. Hence Mortgage fraud.

Oh I hadn’t even considered that as I’d be in the same wage? Oh well, best outcome on all counts then!

You have to tell your mortgage lender about changes in your circumstances. Full time teaching to supply is a huge change!

Glad you’re able to view it positively. Good luck in the new job.
