First time buyer: three bedroom in Belper

  • I genuinely have no knowledge of the area and therefore cant comment on distance from the preferred property to these...but if it were me I'd be viewing both of these.

    Whilst the first link doesn't have the cottage charm from the outside,internally it looks like a very nice house....and the second link is very comparable in terms of style.

    OP...are these options or would you widening your search too far?

    I actually like the second house it terms of style, but it’s located on the A6 one of the busiest roads in Derbyshire. Lorries use this all the time as the main route through the region, it’s a really busy / noisy road. Looks way overpriced as well.

    has the area had a boost in house prices...again I'm asking simply because its not an area I'm familiar with...

    Whilst there is a north/south divide in prices I'm sure there are some northern areas that are doing far better than others...Is this one of them?

    The houses may well seem overpriced,but I guess its all down to whether they are selling at that price.

    It could also be that the compromise needs to be thought about...again its a personal thing over where each person sets their boundary...a busy road might not put all off,but it seems a basement bathroom would!

    Thanks for all the replies. Just to respond to a few things:


    Basement bathroom - Just considering all the negativity - although it is down all those stairs because of the slope that level becomes the ground floor for the garden. Maybe some people haven't seend the pictures and think its like actually in a dank basement


    Other house layouts/oringal layout - There was a house down the road which is Sold STC and is slightly larger but broadly the same. This house had the bathroom on the 2nd floor which at one point was the same as this house. I did notice an old bathroom type light switch and one of the bedrooms has 2 doors into it, originally one must have been the bathroom. We're wondering if this is worth considering or not, or what the right price would be with this in mind. Also it'd need to leave the bedroom as a double. Also the sold house had an en-suite in the loft room as well.

    Parking/road business - having viewed a few houses including some at rush hour, all of which had on street parking, we haven't had a problem finding a space and the roads don't seem exceptionally busy.


    Saggy ceiling - I'm inclined to go with the poster here who proposed it was just old, had many layers of paint and had dried out. This was evidenced by the cracking of the paint (as it was thick).


    Socket extensions - hazyjo well spotted, I completely overlooked it...that's something I'll keep an eye out for in the future.


    The lone voice - Skiddaw thanks for being the one defender of the house (price dependent of course)


    Other houses - thanks for finding the other properties, there was one in there somehow we hadn't looked at. We're still weighing it all up and will keep looking at other houses and watch others drop and be sold and so on to get a feel for prices so we can avoid getting 'stuck' in a house.


    General prices - Belper does win many awards for its high street/market town status so that might increase prices more than elsewhere. There do seem to be a fair few overpriced houses as well as many with lots of changes dropping the price because they aren't selling.

    I do understand what people are saying about finding either a doer-upper or a completely done house but that's easier said than done...we're not under a time pressure but there is value for us in finding something sooner rather than later and Belper is not a huge place.

    I don't think people are hung up on the description as basement. You said it yourself - it's "down all those stairs".

    And back up again.
