No one has mentioned that the female wee-pipe system often does not work so well after giving birth so a bathroom all the way down in the basement would be more than a pain in the backside!

I'm one of the 'don't mind a downstairs bathroom' club (having lived in a Victorian terrace with the bathroom off the kitchen arrangement for the best part of 20 years) but I think even I would balk at a bathroom in the basement. Could you shave enough off the price to make it practical to redo/enlarge the loft conversion and move the bathroom upstairs? As has been said, looks like the sellers are kite-flying a bit on price (and it IS PB after all :)). You could perhaps turn current bathroom into a wee bog/shower room and use the remainder of the basement space for something else. Other than the bathroom issue, it's a stunning house right enough (the views are fab too....) and I think it'd be well worth having if at all practical.

Pic 6. Bottom right. Very long set of extra plug sockets/extension lead thingy. I recognise it as I've had to use one in my lounge for a fan recently!

If checking for plug sockets when viewing, bear in mind they may not be in obvious places. I literally found one last weekend on the side of a chimney breast in the bedroom. No idea how I've missed it for over 18 months lol.

If you have been looking for 9 months for a property and this is the best you can find it sounds as if you are looking in an area that you can't really afford.

Cakeguts - I should have been more specific. We've only recently started looking in this area, we've seen 3 properties so far.

    This ^

These days I find myself heading for a wee four/five times most nights.....I know, too much information, lol :rotfl:

So you can add me to those saying no because of the basement bathroom. I'm also a fan of character houses - have owned everything from Victorian back to Tudor ;) - but I'm sure something better will come along, OP - something characterful that you can put your own stamp on without having to do it with your legs permanently crossed!

Belper is a great place to live. My friend lives on the large modern estate on Gregory's Way and much as I'm not a fan of modern it's actually a great area with good amenities and a community feel. They've been their around 15 years and raised their children there. Worth a look if you're happy not to have a character property

The house is totally impractical for modern living, double yellow lines so limited parking. .t
The 3 bed semi in same listing does have character as well,

Op, I don’t know how well you know Belper but it’s an awful place to drive around as the roads are narrow and there are parked cars everywhere. The streets are not wide enough for the amount of traffic. The street you are looking at will have these problems.

As well as being an impractical house, it’s massively overpriced, I’ve no idea how they have got to a price of 230k, I reckon it worth no more than 180k.

My advice would be to widen your search area and if you really want to live in Belper look carefully at the parking / road situation. Good luck with your search.
