Oven broken by vendor after exchange and before completion

Hi,

We completed on our house nearly two weeks ago. The vendor left us a note saying she had broken the oven a few days before completion while trying to clean it. She said they have ordered the new door and other bits and would be with us within a week.

Since then nothing has arrived, I have tried to contact the vendor and no reply. My solicitor has reached out to the vendors solicitor twice who still hasn’t come back to us.

Where do we actually stand on this?

    Hopefully the vendors have done as they say and the parts will arrive in due course.

    If not then pursuing via solicitors is likely to be more expensive than the value of the parts.

    It's something that happens. It happened to us. It didn't require ridiculous American corporate jargon. We bought a secondhand oven on Gumtree for £40 and didn't give our solicitor an excuse to add to their fee.

    At the absolute outside, they owe you the value of a second-hand oven.

    How much hassle do you want to go through for that relatively low amount?

  • How much time and effort are you willing to put in just for a broken oven? It's annoying, but if that was the only unexpected issue with the house i'd be thankful (especially as the vendor had been polite enough to inform me - they didn't have to) and just fix it myself. I doubt it would be worth the hassle getting other parties involved with a relatively small issue.

    I don't think the vendor is under any legal obligation here.

    There is no legal obligation on a seller to repair the property if it is damaged between exchange and completion.
  • Nice of the vendor to be honest. It's really not a big deal. You will be in heir shoes one day - how would you want your buyer to react?

    Neff "slide and hide" comes off for cleaning....quite suddenly if you're not paying full attention!
