    1 keep researching until you know what max amount you are ok to pay.
    2 go back to EA to revise offer and of course have a high chance of losing house as it’s new to market and sellers will be peed off.
    3 pull out completely and learn from experience
    4 proceed with you offer if you are ok with number 1

    FWIW with my learning experience I researched and went ahead with my original offer even though I knew on impulse i had offered too much. I offered same day on viewing to. I didn’t want to lose house. Sold house several years later for less than market movement all because I paid too much. Did I regret it? Yes.


    Great post, Mickygg. Of course, you regret losing money; who doesn't? I have to ask, though, how much did you enjoy living in that house while you were there? Was it worth what you lost?

    We did not lose money when this happened to us but we made, at a guess, £25-50k less than we might have, had we sold at the peak instead of post-crash (2012) Do I wish we had never bought that house, with all its issues? Do I, hell; it was the dream. Some things are more important than money but of course, with this purchase, the OP is in the best place and should listen to the words of caution.

    Jamie_128, there will be other houses; there always are and you might still acquire this one for less than you offered initially. From someone who hates newer builds on principle, that one looks beautiful. I'd view it.

    The problems will be from the shared access that starts beyond the bit by the garage. In cases like this what eventually happens is that someone in one of the other houses gets another car and nowhere to park it except on that bit of shared access meaning that you will find it very difficult to even get up to the bit by the garage or the paved bit in front of the house.



    What you want to avoid is having to ask someone from one of the other houses to move their car or van everytime you want to get in or out. OK they may not have a van now but you can't tell what kind of vehicle or how many they might have in the future. The only way to avoid this is to buy a house with its own private drive that goes directly from the road. The house you have made the offer on could be an absolute nightmare because of that shared access.

    I didn't lose money I got maybe £20k less than had I paid a more reasonable amount than my knee jerk offer full market value straight away.

    I didn't really like living there either so it was a double whammy for me! I learnt the hard way.

    I agree money isn't everything, but thinking you've overspent thousands can also ruin certain experiences in the short term.

    OP people round my way see grass and think they can park on it, irrespective whether it's someone's garden. Unfortunately there are inconsiderate neighbours and guests about. I have a grass verge and people always park on it. That's why I brought it up as it annoys the hell out of me.

    I get your concern and ive had a good look, basically next door do only have space for 2 cars on their drive. As they park them now, you would get one parked straight behind and not eat into the shared access, then you could park another 2 next to the one parked straight behind, then it would block access, the shared access bit is a good 2 cars in width.

    In terms of overpaying possibly, should i make sure i get a RICS homebuyer report + valuation and they come back and value it lower, chances are the seller will reduce the price anyway wont they? And that valuation will be accurate as its independant?

    So really aslong as i buy the correct report and get a proper valuation i cant go far wrong and property should be worth what i paid for it?

    The shared access thing isent as bad as it looks, the tarmacced part is pretty wide. And to be honest, even non shared access drives have parking issues as the kerbs are usually littered with cars, ive not seen many houses with a good parking situation to be honest.

    Looking at the aerial view on Google I couldn't help but wonder if the site planner decided on the shape and the use of pink asphalt for Conwy Grove, Dovey Court, Merioneth Close and Glyder Court (just to the north of this property) randomly or was making some sort of statement about what he thought about the developers.

    Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.

    No one is going to park a car behind another one and block their own cars in. If they get another one or a big van they are going to park in on the other side of the access so that they can get their own cars out without having to move it. They won't care if you can't get out.

    We pulled out of the sale, feel awful but at least it wont have cost them anything in fees yet, went round today to measure up and its a lot smaller than we remembered, and it was an absolute nightmare to pull off the drive, would be even worse if shared access was partially blocked.
