    There's nothing making me run screaming from the concept of the place, but the ad wouldn't hurt from a tidy-up.
    Sort the pics out! You've got SO much duplication...

    Living room - 1/2/3 - they don't add anything to each other. Give me one that shows the passage through to the stairs/dining for a second
    Dining room - 4/5/6 - Lose either 5 or 6.
    Kitchen - 7/8 - utter duplicate. Show me the other view.
    Bathroom - 9/10 - Not only are they dupes, but 10 isn't even in focus...
    Bed1 - 11/12 - what does 12 add?
    Bed2 - 13/14/15 - again...
    Garden - 16 - screams "tiny and a mess"
    Back of house - 17 - why?
    Front - 18 - makes porch look like an absolute afterthought.

    Guide - £180-190k. But it says £180k at the top. So what's with the 190k figure? Bin it. That says "Well, we won't accept a £180k offer"

    So - comparables...

    Pretty house :) but I agree about the pics. Kitchen is very nice but you could make more of the bedrooms and perhaps put more emphasis on the original fireplace especially if it is a working one. I'd definitely spruce up the garden too. Fence would look good with some wood-staining and some pretty pots, etc, would make a real difference.

    Get a large rug for the living room floor, it looks like a waiting room with that hard floor. You need to give it a more inviting look.

    Personally I don't like properties where a front door opens straight onto the lounge or a downstairs bathroom with no upstairs wc, so both these things will put a lot of viewers off. The other thing is the front extension, why hasn't it been painted/rendered to match the rest of the frontage as this would make such a difference, it sticks out like a sore thumb as it is. The garden is crying out for a tidy & a splash of colour with some plants to soften it too. I'm not being unkind, I'm just pointing out the negatives.

    The photos really don't tempt people to view, they could be done better by an amateur, especially the childs bedroom. You could probably take some far better ones yourself.

    I can't comment on price as I don't know the area, but have always chosen to use an independant high st agent & do tend to overlook properties listed with Purplebricks & similar virtual agents.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    For me the picture of the front of the house puts me off the house completely, just doesnt look like it matches. Streetview takes me to the flats behind. Is the shop on the corner busy and the pub?
    An answer isn't spam just because you don't like it......

    I think the world is divided on that one. We've just sold our Victorian terrace and we had that arrangement. It never bothered us and we found that must of the people who viewed felt the same. We found a buyer within a couple of weeks so I don't think it's a significant problem.

    It's not just "going downstairs" though, it's "also having to walk through the dining room and kitchen" to get to the bathroom which would annoy me.

    I see one of the competition with a similar layout has turned "bedroom 3" into an en suite bathroom, which seems a more sensible use of the space.

    Again, I think the world is divided as to what's the priority- a third bedroom or an upstairs bathroom. Of course, if you have the wherewithal, the obvious solution is to move bathroom upstairs, convert the loft and extend the kitchen. Quite a few people in our old road did that. We had the downstairs bathroom gutted and refurbed (it was in a bit of a state when we bought house) and had plans to convert the loft at some point but we were never quite in the position to do it.

    I'm a bit late to the party, but I'm afraid I agree with a previous poster that the front of your house doesn't have much kerb appeal, OP.

    Not much you can do about the less-than-pretty front extension but this might be a rare case where the front elevation shouldn't be the first pic perhaps.

    Otherwise, for me personally all the tiled flooring downstairs would put me off. I'm not a fan of fitted carpets and much prefer wood floors with rugs, but tiles just scream cold and cost to replace to me. You definitely need a large, room-sized rug in the living room to cosy things up/make it look more homely.

    I'm also not a fan of front doors opening directly into living rooms, although we once bought a house where the front door opened into what ultimately became the eating end of the kitchen :o That was an unusual house though - only one room deep for the most part - and had plenty of other positives (including three other reception rooms and a large garden) to outweigh that negative.

    Yours also has a ground floor bathroom plus the bedroom accessed off another. These 'features' would require work to make the house work for me.

    Some people - as evidenced above - aren't put off by the former, but turning bedroom 3 into an ensuite definitely seems to make sense.

    The small rear garden would benefit from tidying/dressing for sale. Currently it sadly looks rather uninviting.

    Your price therefore needs to reflect these 'issues' and the whole guide price thing needs to go.

    We've never bought or sold through Purple Bricks - although close friends have sold through them with no issues - but I know some people aren't keen......

    Ultimately, it's down to price, although the time of year/year itself isn't the best. Good luck with it, OP!

    A third bedroom is useful, a room which can only be accessed via another bedroom, less so. Though those appear to be all the rage in Norwich.
