Completion Date Difficulties - Sale falling apart
Comments
-
I sympathise. It's only at the last minute that people's thoughts about completion are brought into the open.
They must've had their criteria all this time, but nobody speaks of it.
If dates were shared in the early stages with all parties clicking on calendars of when they could/would move or not, people' be able to manage these things better.
I know nobody knows if a chain will complete, or when, but if you sold in June you could mark the calendar still as "not Xmas week, before or after", "Not 2nd week of October", "Not this week, not that week"....
Just an inkling and being able to click on the calendar "on a whim" to mark ability/not/might be tricky as things progress would help people to be able to see the state of the chain and plan.
Solicitors could then view, then "lock the calendar" once they have conversations about exchange.0 -
Got to say, reading all the replies I'm definitely feeling more and more that getting the sale done is the most important thing and to focus more on other temporary short term accomodation to either make the purchase work, or to pull out and rent for a while to purchase later.
Either way, I'll update the thread once I've found out whether the seller will budge on the date or not. Nervous mess right now until I find out... Eurgh.[FONT=Arial, Helvetica, sans-serif]"The internet is a great way to get on the net."

Just complete your sale and move to your new location.
Put your stuff in storage and find a short term holiday let (cheaper in term time) or negotiate a hotel, or find a caravan.
It will be SO much easier and will stop the chain potentially collapsing.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -

I think this is the most frustrating part for me. I'm VERY organised and planned and did pre-empt this. We originally indeed sold in June and found the place to buy late June/Early July. At that point, we told all parties we are flexible on completion for August/September depending on how things proceed.
Then in late July we were all close to exchange so I suggested to everyone the 2nd of September. The buyers said yes. The sellers said yes. Unfortunately, delays from the buyers solicitor meant that suddenly the 2nd of September seemed tight. The buyer then pushed back and said they need to delay completion to the 16th of September. This happened last week and when confirming this with the sellers, that's when I found out that they wouldn't do either the 2nd or 16th of September and would only do the later date....
So what happened is we were lied to in order to progress the negotiation. A pure and simple lie from the sellers side. And it's needless... Just so angry about it. Eurgh[FONT=Arial, Helvetica, sans-serif]"The internet is a great way to get on the net."

How annoying is your seller. I just can't understand why someone would be so difficult. Does he want to move.
My mantra is.... Say What You'll Do; Do What You Say!0 -
Could you revise your offer down by £3000 and then agree with their date in October?
Then give them the facts - it is either agree to that or agree to complete earlier or you'll have to pull out0 -

I'm waiting to hear back from our solicitor as to their answer around moving in September. If they come back with a hard no then I'll suggest revising down the offer if they want to proceed. Fingers crossed it doesn't come down to that![FONT=Arial, Helvetica, sans-serif]"The internet is a great way to get on the net."

Hope you get something sorted today, I agree with the others who say complete on your sale and move to the new area in temp accommodation - will be worth it in the end.
Just thinking back to this time last year and completing on a house I was selling under probate - was pretty flexible re completion dates (no chain obvs) but the date they wanted was bang in the middle of an unchangeable week at work and house was 120 miles away Managed to delay it by a week and everything went fine but did feel it looked bad - can imagine them saying "empty property, not much furniture left - what's the big deal?"0 -
Well, a brief update - The nursery we're moving to wants to be accommodating and as long as we pay a deposit, they're happy to roll over any un-used fees. So moving in late October MAY be possible now if we can secure his current nursery place for an extra month (TBC).
However, we risk losing our buyer as well by doing this, so for now I'm keeping the ultimatum active while we await a response from them. If they come back and say they'd rather not sell than to sell in September, then I'll go back to the buyer and see if he'll move on his date.
Stupidest thing is neither the buyer nor seller has any dependants and here we are in the middle trying to make everyone happy while we have to figure out everything for our child. Crazy[FONT=Arial, Helvetica, sans-serif]"The internet is a great way to get on the net."

The saga continues. I have been chasing my estate agent since Monday to confirm with the buyer that if the completion date wasn't till late October, he would be OK with that - If he comes back and says that would work for him, then we can make the arrangements and target that.
But guess what? The buyer won't return the estate agent's email or calls - So once again, I'm sat here still with an unsecured nursery place for the little one at his current nursery and no idea when we're likely to move.
At this point, I'm most likely going to revoke my son's notice at his nursery and target a late October move to make the seller happy (which is now possible as the new nursery have AMAZINGLY said they won't charge us for the time he won't be there - Which is a huge surprise seeing as they have a big waiting list. Very nice of them!).
This way, if the buyer then later comes back and says "nope, we will pull out if it's late October", then I'll just have the extra costs of the current nursery for a week or 2 (which isn't substantial and not a problem).
Still absurd that the buyer and seller are being so inflexible and slow to respond on something so crucial at a time when we're all meant to be basically ready to exchange![FONT=Arial, Helvetica, sans-serif]"The internet is a great way to get on the net."
