Completion Date Difficulties - Sale falling apart

Can you go back to your buyer and get them to complete early?
Do they have a chain below them? Being out of the country doesn't preclude someone from completing, it just precludes them from physically moving.Everything that is supposed to be in heaven is already here on earth.

buying and selling is beyond stressful. So get some safety net plans into place for just in case. The main thing is to get your house sold, do that and if necessary move into a caravan or similar, use storage for your furniture. That means that you are a cash buyer and in a fabulous position, esp with house prices threatening to fall. Keep looking around and you may well get far better value for your money. Don`t let your seller hold you to ransom, once you are sold then you hold all tha cards
Buying and selling is one of the worse stresses ever, even worse than a bereavement which is done and dusted and I have experienced both. It can ruin your health. Spend some time today looking at alternative accommodation so you keep the nursery space , don`t let the tail wag the dog. You need to be in control0 -
In this case I’d also consider the above - complete earlier on the sale, stuff in storage and live in an AirBnB for a few weeks (if your seller won’t budge). So long as you’ve exchanged on the purchase it won’t fall through so you just need somewhere to wait for it. You could tell the seller you need the price dropped a couple of k to help cover the costs of doing that. He might then decide he can move out earlier after all.
If you pull out you’ll have the same issue next time you try to move, given that you have to sort childcare.0 -
I tend to agree with the above 2 posts as you are very much piggy in the middle and have genuine reasons why this is a major problem for you.
One proviso, you may find your vendor caves once you take control and refuse to accept the October date. Its not uncommon, or indeed unreasonable, for people to try for their preference first and then give in.
I would concentrate on your sale and looking at alternative short term living arrangements to get you to the place and nursery you need to be for the long term. Not very attractive I know but this problem could reemerge easily on any future chain you get into.
If you can come up with an accommodation plan then early exchange with a fixed future completion would mean you are genuinely just bridging a timing gap then.
Even if you decide to ditch the vendor, I'd consider getting the sale done and temporary accommodation for the same reasons above.
How will your jobs and working arrangements pan out wiuth uncertain move dates. If 3 hours away assume this has to be factored in as well.0 -
This sounds unbearable. I would pull out of the sale and purchase, then put your property on the market again, sell and move into rented accommodation. This gives you breathing space and be in a better position for buying a property. I cannot understand why people in England and Wales are not up in arms to get the property selling and buying process changed.0

I'd sell and then move to rented in the worse case. Then only he suffers as he loses his sale.
Teachers get time off to move, they get time off for a wide range of things that have to happen Monday to Friday.
Heck he could, if he wanted take the day off unpaid if the school is that fussy. Afterall his 1 days salary versus a house sale, he should be realistic.
Tell them it completes in term time, or you are pulling out of the purchase but will continue your sale and move to rented. The reason I sale is tell the vendors estate agent that, as well as your solicitor, is it means that all the blame is being put solely at him being unreasonable.0 -
You can only sell the one place, but you can buy any.
Get your sale in the bag and the money in the bank and find some cheap/short term accom in your new place.
Then you can decide, chain-free, whether to carry on with current purchase or find a different one.0 -
Finding £2k extra for childcare isn't great, but if finances are that tight is this really a good idea at all? What happens if your new boiler dies day 2 or your roof springs a leak?
Well, you make a good point - That's exactly why we won't do this. Because if we spend an extra 2 (more like 3)k, then that leaves us in the place where if something goes wrong we'll be screwed.
In other words, we have the cash to afford this, but it would leave us on a fine line.
There is the extra issue beyond money which is the fact that we may not have any childcare for a period of about 5 weeks for our 2 year old which clearly is a big problem too.[FONT=Arial, Helvetica, sans-serif]"The internet is a great way to get on the net."

Another great question - We would also prefer completing early but they've said that's not possible. As we are selling a leasehold (and buying a freehold), we are definitely concerned about losing our buyer and want to protect that side more than the purchase - We have indeed pushed back on the buyer but there's no movement. I don't want to give the buyer the same ultimatum we're giving the seller though.[FONT=Arial, Helvetica, sans-serif]"The internet is a great way to get on the net."

Thank you and great advice
We've prepared and found a few potential properties to rent if the purchase falls through but we proceed with the sale. This process would still incur extra costs but at least it means we can proceed and like you said, get a bit more power in our next purchase.
