House sale hanging in balance over minor repairs

Yes the valuation was correct. We're already repairing a couple of bits so we're reluctant to do more.0

I would do the work... I would have done it anyway, especially as you state you have fully renovated the house in the OP, although that's not my point really.
If they do pull out, those jobs will need doing anyway for other sales and for winter. Just be warned, your roofing cost sounds like it might not include scaffolding.
I regularly sell refurbished properties. None of those have had blown windows or damaged roofing.0 -
No scaffold needed 0

I missed that. We had all our ridge tiles re-seated and some replaced a few years ago. The dude had a long ladder... And a head for heights, obviously. He was a builder with whom we had built up a good relationship by then so he gave us mates' rates, bless him. I can't remember what it cost but am certain it was less than £200.
Sadly, he can no longer work due to health issues.
ETA: (Apologies for this bit, Geebops) Great to see you back, Dr. Dafty.0 -

Probably fell off a roof!"You've been reading SOS when it's just your clock reading 5:05 "0 -
Be careful, they will be asking for the trades certificates eg fensa for windows. If you cannot provide the certs then they will ask for indemnity insurance. Our buyer did just that for some upgraded additional electrics in the garage, done by a qualified electrician for cash, did a good job, extra sockets and extra light. Insurance cost me £90. Some very greedy untrustworthy buyers out there and btw our cash buyers turned out last minute not to be cash buyers, left a very bad taste0

Karate, actually... Not while tiling, that would just be silly.0
