House sale hanging in balance over minor repairs

Options
Hi.
New here and need some advice. What would you do??

We sold our house for asking price to cash buyers who were our first viewers, v lucky! They had a home buyers survey done and a few things were flagged up.
One condition 3 item on the garage which is a small repair and we will fix.
Some condition 2's are where we get tricky.
The roof has a couple of cracked tiles and ridge tile pointing is deteriorating. Quotes £190-400
Conservatory which is around 20 years old, had 2 small blown windows £100-150 quoted and a broken external cill. We have agreed to fix the cill but the buyers are now asking us to fix everything else. These were visible and I pointed out on viewing the conservatory was old and would need attention eventually.

This is the dilemma...do we stand firm and say no as they're not urgent repairs and didn't devalue the house. Or do we just suck it up and get them done (cheapest quotes obviously) or say we will go 50/50??
We have fully rennovated this house so everything else is new.
We're feeling a bit bullied by the buyer, took it off the market for them so the house never truly went to market. We could probably sell it again but do we want the hassle. We wouldn't renegotiate these kind of things on our purchase. Maintenance is to be expected!

We've never sold before so this is a new ball game for us.
Any words of advice.

Other thing is we have a freestanding range oven which we could offer to leave as an alternative.

Appreciate this is subjective but other views are valuable to us.

Nope, all trivial normal maintenance. Do they sound like they know what they're doing? I wouldn't trust sellers to do repairs anyway.

    They're in their 50's so you'd expect so...age isn't always wisdom though

I’d just replace the glass and keep the sale, but I would do it myself like i have just done. The double glazing units are surprisingly cheap when ordered on a supply basis. Changing them is easy - plenty of videos on YouTube.

So you're arguing over a hundred quid of blown panes, and a couple of hundred quid of tiles? (Both of which I'd have done anyway before putting the place on the market)

How hacked off are you going to be if the sale falls through because you're both as intransigent as each other?

    S0, £500-£600?

It dpends if you think that they will pull out if you don't agree, and hwehthre you think it is worth losing the sale over £500.

Did the survey sdown value the house at all? If not, then point that out, and remind them that the windows and cill were obvious when they viewed the hpouse.

Maybe offer to knock £200 off the price towards the cracked tiles.

I would be wary this might be the tip of the iceberg. If they get their own way on these minor points, what else will they start whinging about?

I wonder if they have spent too much time on here...

I wouldn't personally do the work.

They have seen the house and placed their offer based on what they saw at the time which included the cracked tiles and blown double glazing units.

These are minor repairs which are of no detriment to the house.

It would be a different matter if the survey had thrown up structural problems but in this case they are very minor items to get sorted out.

I wouldn't do the work either.

What was the value of the property in the survey compared to the offer that was made? If it matches, then what they are paying is what the current condition is, which is with the broken items.
