    Being really pedantic the EA paperwork seems to be correct:
    advertised as four ring gas hob with extractor fan over.
    There is an extractor fan. It just is not plugged in... Not that that helps in any way.

    Wow.
    That is concerning in two respects.
    First, why not ? Does that imply a difficulty with getting electrics to it ? What else isn't wired up? Is there an electrical issue? Would it cause damage to the kitchen units or wall,to,wire it in?
    Secondly, what else has been bodged?
    I'd certainly be getting an electrical report done.

    Many "extractor fans" can be fitted to either extract or to re-circulate the air, usually via a filter. We had one fitted over hob just to re-circulate, due to external walls - multiple, adjoining.

    If that's the only thing not quite precisely as you expected I'd say you've been remarkably lucky.

    I know people are saying that it's technically correct, but surely it should be looked at from the point of view of the average person in the street. (it's what courts do)
    Therefore stating 'extractor hood - fitted' means it is completely fitted with electric & vent (if required)

    Shower - fitted (oh it isn't plumbed in)
    Cooker, gas - fitted (house doesn't have gas)

    Taking it to the extreme, a description might say 'with gas boiler.' Would it be acceptable if the boiler were just sat on a stool in the corner? :)

    Think the OP has a valid point. You might have thought the EA would have at least switched it on and verified whether it was properly ducted to the outside.

    In the grand scheme of things, the matter with the extractor hood might be instructive but minor.

    The major issues I see are -

    1. The vendor appears to have rowed back on a commitment to "various works" being done prior to sale. How significant are these?

    2. The property being advertised as no-chain and it turns out that the vendor is indeed waiting on an onward purchase. At what stage is the vendor on his purchase? How long is the chain from there? Do you need a quick purchase or are you not fussed?

    To me, it appears that the vendor and EA just promised whatever was needed to get a transaction underway and then hope that the buyer (once committed and having spent some money) will be reluctant to pull out.

    You are right to be pi**ed off, I would be too, especially about the false claim about being "chain-free". The EA will simply say that that's what the vendor told them.

    Looking at the hood (and it being ticked on the F&F form) one would reasonably assume it to be working in the usual way. If it is not, and this is not pointed out, it might be deception by omission.


    How that clashes with the obligations of your and your surveyor etc, I don't know.


    I'd find out what is wrong and negotiate from there.
