    Thank you for saying that too. We have replied with this a few times but all we get is same reply in return if you can't provide this building regs completion certificate they want FENSA instead

    How is your solicitor meant to know what the other solicitor thinks their client wants? He can only pass on the request to you, then pass back what you provide.

    The problems may be arising from the buyer thinking he needs every single piece of paper in the world to dot every i and cross every t, or they may be arising from an over-cautious solicitor presuming that his buyer needs that. But your solicitor starting to presume won't help anybody.

    It sounds like your buyer's solicitor doesn't know what they are doing.

    You only need the one completion certificate for the entire new build in 2011. You shouldn't need anything else unless you have changed windows, or boiler or built an extension etc.

    It is one page. That's it. You're already jumping through plenty more hoops than you should.

    But your solicitor should also understand this and bat back the unreasonable requests in no uncertain terms!

    Try talking to your agent and get them to get a feel from the purchaser as to who is asking for all this stuff. The purchaser could be as frustrated about their solicitor and the questions as you are.

    Thank you, that is a good point you have made.

    My husband has said an email to the EA today(Still waiting on a reply), they were copied into emails in July when solicitor was asking about other out standing things but I don't think they have been part of back and forth emails this month.

    As a buyer, it’s important to take a view and just instruct your solicitor to proceed anyway as over the years they have just become more and more cautious.

    I’m sure these indemnity policies will be the new PPI since the “let sleeping dogs lie” nature of them gives the insurers the perfect get out as soon as you speak to the planners/building control about anything connected with your house in the future.
