Pest control? I am guessing this is only required if there's been a pest problem highlighted- but check the relevant council website....I have declared the rental income on my P45.

You need to be completing a self assessmnt tax return annually.
I must admit that I have been oblivious to the requirements a landlord must perform - renewal of gas certificate, etc.

This is London - I am registered as a Landlord.
Seems strange that you knew enough to register, but then did not check what else you needed to do.... Most London council websites provide a lot of information alongside their registration pages.

P45? Are you renting out via. a Ltd company that employs you? P45 not normally the way to report property income (or, rather perhaps more profitably, expenses... which reduce your tax costs....)I have declared the rental income on my P45. Those things you have been oblivious to may well mean you are unable to evict..0 -

A P45, fgs! Oblivious is not the word. Terminated employees receive a P45; it is not a tax return.0
