I have declared the rental income on my P45. I must admit that I have been oblivious to the requirements a landlord must perform - renewal of gas certificate, etc.Have you been declaring your rental income to HMRC and complying with the requirements around gas certificates etc.?
This is London - I am registered as a Landlord.* Is this Scotland? Wales? Or one of the English councils that require landlord registration? If not sure - check council website* what other documentation has the council asked for?

I am not sure why the council has reached out - it does feel a bit weird that they would do that, is that common practise? We paid the Council to enrol in a scheme so that we could rent the property out.
Since this morning we have placed their deposits in a protection scheme.

The most sensible option would have been to go on a course, become accredited and do everything correctly in the first place. I will never understand how absolutely anyone can set themselves up as a LL or, I believe, a doctor yet cleaners have to be trained and receive COSHH accreditation. Saints preserve us.0 -

Not sure what you mean by setting up as a doctor? - you need to be registered with the GMC and the CQC, so you definitely need a lot of accreditation.
But yes on the LL, it's a bit strange not to have a licencing scheme0 -
OK, G_M; I thought I remembered seeing some documentary years ago which stated otherwise... Maybe it was botox or some such just anyone can set themselves up to do, as if I'd know; That ship sailed long ago and I don't care.

It sounds like a mandatory (large HMO) or additional (small HMO) license.
