Click on the 'view file' for the local authority search and scroll to the bottom of the document where the insurance info is located. Its all there. Does anyone know how long HIPs are valid for? Our property has been on the market nearly 6 months, so am tempted to take it off the market til March or something and get the HIP then, rather than getting one on 14 Dec & it's only valid for a year or something - may as well have a break over Xmas?
Any ideas please?0 -

I think you'd temporarily avoid the requirement for a HIP if you continuously marketed the property in the form you suggest from before the commencement date through to the point when they introduce the drop dead date.
Hows about that - a HIP provider endorsing ways to avoid HIPs. Not moneysaving but pretty priceless! :rotfl:
Seriously though, you WILL need to get a HIP at the drop dead date point and since the HIP can be used to remarket a property within a year of its production you'd only be putting off the cost, and the buyer won't benefit from the information about your property in the EPC.

Ok, on the subject of HIP validity: if you ordered the HIP today, you could use that HIP to market/remarket the property with gaps like you suggest up to one full year after today. This is the legal standpoint given by the government.
In practice however, the searches would be woefully out of date if your buyer looked at them maybe 8 months down the line. So at that point the HIP searches would need to be re-ordered. Only certain HIP providers will re-order at no cost to the seller or buyer (usually it is charged at approx 100 pounds IMO).
