So Comms69 although it is my house you say she can do what she likes with it?? The house is 2 bedroomed, using the loft as a 3rd bedroom would invalidate my insurance as the agreement says loft for owners storage. I give up, only asked for some advice and you shout me down on every point.0

I believe she has moved her partner in (she receives housing benefit). - so report her, but in reality you don't know what she has and hasn't told the council. Also going away and leaving a top window open is not good in my books. - your opinion is irrelevant. No one was staying there for the first 2 weeks. - and? See my previous reply re using the loft.....her youngest child let slip before that her elder sister was sleeping in the loft and tenant quickly replied she uses it to watch tv. I stated the loft was for storage. - so move your stuff out! She rents privately from me, I was new to all this and was hoping for support. - you know what, how about you research things BEFORE you become responsible for someone's home? I now intend to give notice anyway so the problems will cease!
I suspect your notice will be invalid for half a dozen reasons.
Why don't you pay a share of the council tax instead you're keeping part of the house to yourself.0 -

I must disagree with Comms69 on one point. It is still the LL's HOUSE. It is the tenant's HOME.
I agree though that the LL should not be using the loft for storage - but neither should someone be sleeping up there unless it is up to regulations for a bedroom.(AKA HRH_MUngo)

This thread just oozes superiority. Most people don't own their houses anyway, the bank does. Does the bank come round to check if you have ieft your windows open / have kids in the loft?
Op, does your insurance cover you for having your stuff in the loft? Are you paying part of the council tax? Are you breaking the law now that you don't have a gas safety certificate?0 -

This once again opens up the issues raised in Goremsandu v Harrow and the landlord's council tax liability.I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.0 -

Can I let the gas engineer in as the certificate is needed? Also she has left upstairs window open and when I asked how long she will be away she says a friend will be house sitting for the last week (I believe she has someone staying there already) Have noticed she has painted front door and also has obviously installed some system as there are now wires going up the front of the house up to the roof. Can she allow people to stay in the property if she is not there?
