Scottish/English solicitor help transfer deeds!

Hello. I part own. House in Manchester with my sister. Now I want to buy my own place so she is taking over the whole mortgage and the deeds are being transferred into her name. All fine apart from I now need to fill in a TR1 form and an ID1 form. The TR1 form is fine. The ID1 form I need someone to say I am who I say I am and also write a statement that I am not getting any money from the transferral and that I’m ok with it. Simple I think. I live in Scotland. No one wants to touch it as it’s “English transferral of deeds”. Do I have to find a lawyer in England and drive down to get it sorted out? Or can I find someone down there and do it over the phone or something? This is very awkward and needs sorted very soon! Any help much appreciated.

Which from my reading of it, can only be certified by an English-registered conveyancer. There are a few of those in Scotland, but not many.The ID1 form I need someone to say I am who I say I am
Who is it who requires this and what exactly are they asking for? It's probably less problematic than the ID1.and also write a statement that I am not getting any money from the transferral and that I’m ok with it0 -
Could it be that you need an Notary Public (not sure if called differently in Scotland) to witness you sign the form and the letter of understanding statement - not necessarily a conveyancer/solicitor, just someone of good standing in the community. I did this once, phoned around, form a solicitor who witnessed for £10. I would have thought this has nothing to do with the transfer itself (documents could be from any other country!) - they are just witnessing you are who you are (passport, etc. presented) and signing and then they sign that they have done so.
Maybe your sister's English solicitor could draft the letter of statement for you to sign (witnessed).

We do have notaries public, the difficulty is that for the purposes of their ID1 form, the English Land Registry only appears to accept English-registered conveyancers rather than anyone from foreign lands.Johnhowell wrote: »Could it be that you need an Notary Public (not sure if called differently in Scotland)0 -
There are dual qualified solicitors up here, so they have English and Scottish legal qualifications and experience.

Practice Guide 67 section will help define a conveyancer for you in section 3
And take a look at the form ID1 Section B and panel 2b and Note 2 as well

Thanks everyone for your replies. I’m in Glasgow so central belt. I would assume if there were dual lawyers they would either be here or Edinburgh? I am off on holiday to Cornwall in a weeks time so worst case scenario would be finding someone down south to help me! Or else finding a land registry and making an appointment there? Some things I was reading online were saying that they will do the ID1 for me but other places saying they wouldn’t do it unless the whole lot was being admitted then and there. I’ve sent my sister on a hunt!0

Correct - we can only verify your identity IF the complete application is submitted at the same time. So you'd need all the forms fully completed inc your Sister's identity verification before we'd verify your own ID.
I don't think you need to travel to get your ID verified as explained in previous reply. But if you decide to then take your ID evidence with you to Cornwall“Official Company Representative
