Moving day what to expect help

I've exchanged contracts and moving the 9th August
Got a removal company which start at 9:30 they say it will take 2 trips, after loading the first van the wait commences
We are in a change of my buyer is an investor and my seller is going into rental
After 2pm my removal company charges £30plus vat for every half an hour!
Of course the mortgage payment comes first which I believe will be in the morning Im more concerned about the vendor and how long they'll take to move out
The house is a 4 bed and is full of stuff, the vendor lives on her own and is on holidays until next Wednesday
Is there anyone I can contact to see If I knkw the vendors plans etc or is it just a waiting game?

(1) check whether you have set a contractual completion time
(2) check whether all parties are aware and sticking to this.

Wahoo we’re completing on the 9th also.

So although you're in a chain (which I guess is what you meant), your buyer is probably not turning up with a removal van hassling you to get out, and your seller is likely (if they've got any sense) to be moving out before the completion day, as they won't need the money to get the keys for where they're going to.We are in a change of my buyer is an investor and my seller is going into rental
If you want to find out exactly what their plans are, you'll need to ask them. Their solicitors (or the estate agents) might already know if they're not around themselves.0 -
Have you arranged a packing service for the day before.

Did you get multiple removals quotes? It's really unusual for a proper removals company to need two trips (they should have more lorries than that) and to charge after 2pm (6pm is standard).
Being middle of the chain you're going to make it more stressful for yourself than it already will be by doing two trips. If the seller is slow to clear out (hopefully they won't be - if you're lucky they'll move out before the day) you may not get the keys till late afternoon. Your removal company will then need to unload, go back to the old house, re-load and head over again. They'll be there well into the evening!
Find a company who can load everything in one go in the morning (ideally by noon) and then just be ready and waiting as soon as the keys are available.0 -
p.s. No need to know the vendors plans. As soon as completion has happened (your solicitor will let you know) the house is yours. In reality vendor may still be loading up but you can hassle your solicitor at that point to ask the vendor’s solicitor to tell their client to get on with it.
