Hi,

We're going for a 2nd viewing on Saturday for a 3 bed detached house in Sheffield, its on for offers over 250k.

We do really love the house but there are 2 big issues for us.

1. To get to the garden you need to go via the cellar then down another 4 steps to actually reach it. So the ground floor is around 1.5 stories from the garden.

2. It only has 1 toilet upstairs.

3. Wether or not these are issues but next door is a 3bed detached and it went for 136

Generally its looks like 240 is the price for 4 bed detached houses in the area. Some going to 250, but a few 3 beds have gone for 240 as well.

We're going in with an offer of around 232,000 with some wiggle room we certainly don't feel its worth 250 though that is a real ceiling for a 3 bed therefore it would need to be perfect.

Any advice or guidance?

The above might not even be relevant someone was murdered about 0.7 miles away from the house on Wednesday so we might not even go forward with it.

    Offer slightly below what you think its worth. If they say no offer what you think it is worth. if they still say no then find another property or just wait till it doesn't sell and they bring the price down to what you think its worth


    TBH though it sounds like you're not that keen on it?

    We are and I do love it, but not enough for the full asking price I just really don't feel it is worth it and would walk away.

    Well there you go then. the worst they can say is no and then you know and can move on to find somewhere else

    I like to listen to very clear instruction and carry that out.

    So on the basis it says 'offers over £250k' id either offer over £250k if i thought it worth it, if i dint think it worth £250k, i wouldnt make an offer on it and look elsewhere

    With it being offers over, id expect any offer you put in below £250k to be rejected. Its probably not going to be the case but if the seller is going to put stupid things like offers over and not mean it then theyre not someone id want to deal with.

    If i was a seller that restrcited myself to offers over, i wouldnt want to deal with anyone that thought it wise to completely disregard what i was asking for and would thus reject any and all offer they put forward.


    If ive not made it clear i dont like the idea of offers over as it seems completely pointless (im not meaning to have a go at you here). Seeing it is enough to put me off any house.

    Normal advice for making an offer on a house irrespective of the level of invitation on offers is offer what you think its worth allowing a little wiggle room for negotiations.

    They're looking to downsize and retire so I guess it depends wether or not 10k means much to them or not.

    They listed it in 2013 for 240 and it didn't sell then.

    I doubt there are properties in many cities which haven't had a fairly recent murder within that sort of radius. It hardly means it's dangerous to step outside your front gate.

    We have just moved out of Sheffield as the property market there is silly at the minute. I doubt you will get it under the asking price.

    In the end we have moved out to Gateford at the Sheffield side of Worksop, only 15 miles from our work in Sheffield yet we got so much more for our money.

    We ended up with a 3 bed detached new build with garage and driveway for three cars for £210k. We love it.

    If your gut tells you something is wrong, keep looking elsewhere. The bargain price you paid will soon be forgotten as you try to compromise with all the issues that were visible prior to purchase.
