Next door damage affecting our party wall

This relates to another thread I posted about insurance but I have a related query which might be in the experience of someone here.
Has anyone been in a situation where their neighbour, in a semi detached house has damage in their hall which affects both properties but can only be mended by access to the neighbours house. For example, the neighbour is away and a water pipe has burst in their hall which is flooding your hall.

If that last part is true, id be turning the water off in the street or kicking down the back door.

What is it that can only be mended by access to the neighbours house?

Quite hard to answer this due to lack of information. The party wall act can apply here under section 2(2)(b) which is where you can serve notice to 'repair' a party wall because it has been damaged. Surveyors can be appointed and they can apportion fees and determine how the work is carried out (this can include access rights onto your neighbour's land / property.0
