    What I meant was that these things happen for a reason and usually, things work out better with patience etc
  • I wonder if the vendor has been verbally promised a larger offer? Its very poor form from them. Hopefully karma sees to it that no further offers materialise, and they grow old and decrepit in this house, forever reminded of their despicable conduct, as they wither and perish in their own filth

    Could it just be that when the EA has gone to remove the house from the websites he hasn't done it properly and it has only removed the 'sold' from it, hence it looking like it is back on the market?

    Seems a much more sensible scenario than any of the other theories so far

    They might not be right of course.


    Probably are. But If the buyer just thinks you are a pain and does not want to deal with you I cannot see how that would be a disclosable issue.


    If you did a report and it found subsidence then yes.


    If the vender just does not want to deal with you no.


    (protected characteristics aside, which would be impossible to prove).

    Just put it down to experience, OP and, btw, to accuse EAs of being unethical is to accuse them of breathing. It is an essential part of their job along with lying, denying all knowledge of evidence staring them in the face, being "creative" with descriptions... Feel free to add to the list, all.

    Could even be a mistake? Esp if the remarket is identical to the original advert.



    We called up to view a house and were told it had just been sold. Indeed, the next day it was "SSTC" on Rightmove. Then a few weeks later it was back on the market so I called to view and the agent was very surprised as it has actually been withdrawn from sale. Someone in the office had misunderstood and instead of removing it from Rightmove, they'd removed the SSTC and re-advertised it. Human error happens.

    Is this the same vendor who had "specific needs " when looking for their onward property that you posted about previously?


    Some sellers are driven by the desire to sell, but held back by their ultimate reluctance to actually move...he's more in love with the idea of selling rather than the actual need to move.


    You wont change people like that,until they are ready to make that change

    Good luck with your onward search and I hope its not long before you find your motivated seller

    I have sympathy with that. The seller is not just trying to sell his house. He's trying to move. It's a difficult market at the moment, and it may be very difficult to find anywhere suitable to move to.

    I think the OP needs to find out whether the seller is simply embarrassed, as he hasn't found what he wants to buy. If so, I suggest the OP keeps his options open, to see what happens. It's really frustrating for the OP, though. I have sympathy with that, too!

    It's odd that EAs quiz potential buyers about how proceedable they are, but nobody does likewise for sellers.
    No reliance should be placed on the above! Absolutely none, do you hear?
